Cert of Compliance with planning permission

Hi There,

I'm just curious what would a rough quote on 'compliance with planning permission' cost? I asked My Engineer to cover everything that would be needed to get the house built, but this was never quoted at the start, and so it's an extra now.

Do I need to stick with my Engineer for this? or could any random architect step in for this part?

Yes, He's completed that Cert of Compliance already

Maybe he didn't bring up the cert of compliance with planning at the start because he normally doesn't do it...Not sure, but it's annoying things like this cropping up, now that I'm trying to close out paperwork with the bank

I paid just over 300 euro for one recently but it was for an extension as opposed to a whole house. It wasn't the engineer who originally worked on the planning at all in our case - they're just giving their professional opinion on the construction versus the planning so it didn't need to be the same person/company. We had a couple of companies recommended to us and just picked one, it wasn't difficult to organise at all.

If he was involved in the build, be should be able to do a combined cert re planning and building regs.

It's standard procedure and he would know that this will be required.

Only if you made unapproved changes to design would I see this as a valid way forward.

it's normal practice to certify compliance with both building and planning regs by the professional retained. Sounds like this guy is trying to siphon the well.

Lads, thanks very much for your advice.. Jesus christ, I like this guy, but he was charging me 750 + vat for signing off on planning permission compliance... Time for me to get another quote.. I did feel like he was taking the piss.. But I know the building industry is flat out so thought it was opening season on customers

I'd be having another go at him and requesting the cert within the agreed fee.

Have you any history throughout the build of asking him about an alteration and him actually advising on planning compliance / non compliance. I doubt he would have responded with .... I'm not certifying planning compliance so that will be for your other professional to advise upon.

He is clearly competent to issue the cert so imo should have included this.
