flat roof replacement material selection

    The flat roof (around 30 square meters, 100% flat roof) terrace house is leaking. The roof is needed to be replaced. Just got a quote (18000 euros) for a Bitumen roof replacement. The roofer said current roof material (rubber stuff) is not good at all. I am trying to get few quotes. I see many different types of flat roof materials from the web. Could i ask which roof material is good in general? thanks

    For the last many years the only flat root finish I specify for a flat roof deck is Fibreglass finish.

    See Photos below:-

    Is the builder replacing all of the roof structure. If yes what is the span of the flat root joists.

    Thanks for the information. The roofer will not replace the roof structure as far as i know. The roof has parapet walls around it and connected with neighbor wall

    Your roof deck appears to be in a good flat straight condition. There is very little ponding apparent.

    Fibreglass would not be applicable for this roof because it must be applied to new plywood.

    Your roof is some type of Bitumen Torch-on finish. It will therefore be necessary to apply a similar compatible material on top of - and to bond on to -the existing.

    You should visit other roofs completed by the Roofer.

    Get 2 more quotes.

    Your roof seem in pretty good condition. A good quality torch on felt painted with silver solar reflecting paint should last 25+ years

    Other materials to consider are Trocal, Sarnafil & Laydex - all are rubber type, mechanically fixed with heat sealed joints & laps. A fleece has to be fitted between membrane and existing roof to create a barrier as chemicals in bitumen may degrade membrane. Alternatively you could fit 25mm insluation over existing roof & under new membrane.

    Forgot to add that I assume that the price you quoted, €18,000 is a typo - that's €600 per sq. meter. I'd expect a gold plated roof for half that !!

    It should cost no more than €4,000.00 + VAT that includes all materials, labour etc. Very little plant/tools required just a ladder, torch & gas. Painting with silver solar reflective paint is crucial, it prolonges the lifespan of roof.

    I agree with that estimate of €4,000 + VAT which is approx €130 / sq M, for recovering a simple flat roof on top of the existing finish.

    The surface /deck of the roof appears perfect. It just requires a new Torch-on finish.

    I have a flat roof granny flat to the side of our bungalow. It's not in use and the ceiling shows wet spots, from where the roof is nailed it looks like. Also where the flat roof meets the house. Either way the roof has a insulated foam board on the inside and is very noisy with the insulation rubbing off the roof when the sun shines on it.

    I plan to convert it to an office but first need to plan what to do with the roof. Any suggestions for roof covering?
