Like the rest of these schemes it requires the house to be newly built.
This dramatically reduces the number of houses available to us in Dublin.
I understand the logic in increasing the housing supply but there is only so much in Dublin within a reasonable commuting distance using public transport so the people making the policy don't seem to consider this at all.
We need a house for a young family, not an apartment.
Anyone had their application approved for this?
Its a great scheme if you can already afford a house in the region of 500-850k.
Is it not capped at 450k in Dublin and only new builds? Not alot of houses will fall under this in the capital.
I'm convinced by now that every housing measure is aimed at jacking up developers profits. With taxpayer money of course.
That's my understanding of it. Almost only far north-dublin houses are in this cap.
I have, but also still waiting for mortgage loan offer so it feels a bit in limbo. But I received my eligibility certificate.
The one thing I didn't realise with the FH scheme until I was going through the process was that you can't apply for it until you have a property reserved. Putting down just the name of the development won't suffice so if you're buying a house that hasn't been built yet, just make sure that you've paid a booking deposit for one at least.

Luckily it's just me and my 2 year old Son so an apartment in Wicklow will do us fine. I really would love to buy a house but it's just not feasible if it has to be a new build. Very frustrating that this isn't available for second hand houses.
From the day you applied, how long did it take to receive the eligibility certificate? Just wondering how fast I can turn the mortgage application around.
It was about 4 weeks, but that was because I didn't have the exact number of the property yet so had to wait until I found the right place, paid the booking deposit and then had the application finalised. Otherwise it seemed quite efficient. The person I was assigned to communicate with me was very quick to respond to questions too, which was helpful!
