Hi all, I'm considering building a small extension onto my kitchen. I'm just wondering if there is any restriction on how close I can extend it towards my neighbours wall? Do I need to leave a certain distance between the extension and the wall? Any advice appreciated

You can go up tight to the wall once you have no windows in it, otherwise you need 1m set back at ground floor.

Be mindful of the area restrictions also.

We recently completed a kitchen extension on our semi-d and ended up knocking the garden party wall between ourselves and our neighbour. You can build up to the centre line of the wall but we were advised to get written permission from your neighbour when doing this.

Party Wall Agreement. Its also the best outcome for both sides.

Its worth noting that your neighbour may use the wall in the future for building so compliance with Fire Safety, Sound Transfer will be required at the time the OP builds.
