Landlord selling house

Hi,

Quick question: landlord has announced that he intends to sell the house that we are renting. He wants to do this sooner than later but after having a quick look at Daft, there are no suitable places around us to rent. We have been here a few years, and have a couple of months left on the lease. Are we entitled to 6 months/180 days notice if our lease is up soon given that we have been here so long (as per this https://www.citizensinformation.ie/en/housing/renting_a_home/if_your_landlord_wants_you_to_leave.html) or do we have to get out when the lease expires? I'm a little unsure about this.

Sorry! 4 and a half years, so between 3-7. That's why I took it as 180 days, but does that count if my lease is up in June?

Notice periods are statutory entitlements irrespective of what your lease agreement says. So you are entitled to whatever notice period corresponds to the time you are there. So, yes, 180 days from date of written notice served.

His notice to you has to be valid and accompanied by a Statutory Declaration regarding intention to enter into a sale contract within 9 months of you leaving.

This document must be notarised to be valid.

You must be offered the dwelling back in the event the sale doesn't go through.

So if the sale fell through a landlord is obliged to go back to being a landlord?

Thought that only applied if the landlord puts the house back on the rental market then it must be offered back to the previous tenant. If a sale falls through, wouldn't a landlord just re-advertise and look for another buyer.
