    Why it seems clear enough. You can be sure the RTB won't be ok with Harassment and intimidation (that what it comes under) someone in public and at work.

    He only has their workplace as when they started renting. They may no longer be there. Often people don't pay their last months rent (there's the deposit gone) then disappear.

    I lived in the UK, the US and now Germany. I have made a point to say that my worst experience with landlords has been in Ireland.

    This is why. The victim complex. Numerous posts here suggesting it would be reasonable to keep a deposit of a tenant who paid rent for five years for giving only 21 days notice. When posters are rightfully stating that this behaviour is a bit mercenary it's the posters who are being mean. Contrast this with some landlords here who complain that some of the highest rents in Europe don't cover their profits, expenses (some consider a mortgage a rental expense and not simply paying for an asset) and tax. So complaining about some renter loosing their deposit over a triviality is bad but landlords complaining about not being able to make a profit with the highest rents in Europe is acceptable. There's a disconnect from reality here.

    It is a very good market at the moment so they landlord won't be stuck I'm sure. Plenty of tenants back home are stuck. Don't make it harder for them.

    It not mercenary its part of the legal obligations. Its there because its has a cost associated with it.

    The rest of this is just the usual rant.

    If its good long term tenant many would waive the issue with the notice.

    Interesting in Germany has far more protections for Landlords, like a 3 months deposit. You also have to put the property back the way you got it, including painting it before you get the deposit back.

    Yes in Germany the landlords are generally professional. They don't talk about finding out where a tenant works. There's also far cheaper rents, even in Berlin. They rarely consider a mortgage a "business expense" rather an asset acquisition expense.

    Look at the tribunal decisions, not the FAQs. have you a Tribunal decision to support your claim? Many an eejit has relied on FAQs only to get screwed at hearing.

    Go look up harassment and explain how it applies. You saying it is does not qualify . Asking for payment isn't harassment otherwise every time you go into a shop you are being harassed. I would want to have been repeatedly at them with no just cause. If somebody stops answering their phone and I turn up in front of them it isn't harassment no matter how you want to think it true.

    If anything you said was true people would have brought cases against me. You are just about the "what if" and "buts". Real world experience telling you the truth. It is possible they changed jobs and it won't work. I will call they say he doesn't work here anymore and I politely ask where did he go. Maybe they tell me maybe they don't

    Harassmnent would be like following a person around on different threads and personally insulting them

    If you had experience, you would have knowledge of the Tribunal reports and should be easily able to find one to support your proposition.

    A shop doesn't follow you around shouting at you trying to humiliate and intimate you. Lol. The old job can't tell you were they went either. Maybe you shout at them too.

    I've never found my own cases on their databases. Even if I could I'd hardly link them here would I lol.

    Their systems are a shambles. I'm glad I no longer have to deal with them.
