Certificate of completion

    Hi Guys,

    we have just gone sale agreed on the sale of our property. Our solicitor has asked for any certficates of completion' of work being carrid out on the property to be sent to them. Prior to moving in we had a stud wall dividing the kichen and dining room knocked through and an RSJ put in. This was back in 2006. Thinking back there was no certificate of completion given or requested at the time, or if there was i haven't a clue where it is. Is this something i need to get? It is over 16 years ago at this stage and the work was done before we moved in. The buyers of the property have a surveyor visiting our house on Monday.

    Any advice welcomed.

    Do not say anything. Don’t be in the house when the Surveyor calls. Give the Auctioneer keys to give to the surveyor. Wain am see what the Surveyor says. You can deal with that then.

    Exaclty. say nothing.

    You can always get an opinion of compliance which should do the job for a few hindred quid.
