Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Hello

    I have had two quotes and there is a significant difference between the two, so I'm looking for estimates on the below. I'm based in Dublin 12.

    Estimate cost for Attic Conversion of 3 Bed Semi-detached in D12 to including - Building up Gable Wall to apex, installing dormer roof and fitting Bathroom in Attic for Builder finish.

    Hard to know. Will it be certified as a bedroom for living or just storage?

    With a bathroom I'd imagine 30-35K should do it. Prices have only gone up. Everything is more expensive and builders no they can charge more now as they are in demand.

    It will be as classified as habitable storage, so not classified as a bedroom.

    Prices I have gotten are well north of your estimated, if you have anyone you could recommend that would do this work for around this price, please send on

    I’m in D12 as well and planning for a dormer actually - same as you, habitable storage, en-suite, but ours is a gable roof. On costs we are expecting about 40/42 - haven’t gone to builders yet for prices but our arch technician mentioned he is doing a hip to gable with dormer at the moment as well and it’s about 48k. When discussing estimates for prices I said to him it’s prob about 6/8k for hip to gable conversion and he said that would be a rough price alright which gets us to out 40/42 number. What’s your two quotes out of interest? Presume you have planning already?

    It was around 40k for us to do this in 2018, with no bathroom fitted.Attic was floored, painted, door and stairs fitted and it included raising the chimney height and shifting the hot press and immersion tank up to attic level, to fit the stairs in

    I've been quoted 42k for an attic conversion with dormer(39k without without zinc effect cladding). That didn't include the architect fee for design and planning permission application which is another 2k. Most attic conversion specialists would only quote me for a standard attic conversion and they were all fairly similar between 28-30k, I got the impression they prefer standard because there is no planning permission involved and they can get it done fairly quick. Some included laminate flooring in the quote as well. I wouldn't be surprised if quotes for Dormer, Bathroom and building up gable wall are close of 60k

    Just make sure you shop around. Anything higher than 35k sounds a bit much to me. Get itemised quotes also.

    We recently had a 50sqm extension built, fully certified with 2 bathrooms for 71k.

    Patience is key also.

    We got one done about 5 years ago. Quotes were from 18k up to 80k.

    If you are bing quoted more than 25k I would can the project, put your money away and wait til the economy calms down.
