Planning for small extension

    We bought a 1970's bungalow 14yrs ago. The kitchen looked to be extended, but when buying planning/exemptions/compliance never came up with solicitor, surveyor.

    I'm hoping to do small extension which would be under 40sq metre. When checking what I might need to do under planning, I looked up online, then went into council offices to try and find previous plans. Office could not find anything, even on old maps, but found one entry in an old book (from 1964) that might be a possibility and have to send away somewhere else to search which could take time.

    If I understand correctly what I was been told. I could apply for preplanning which apparently could take months, or I could consider that I'm starting starting afresh, could build under 40sq metre and apply for exemption if selling on. Does this make sense? If I did this, do I need anything else like certificate of compliance?

    I'm finding it very confusing, and would appreciate if someone could shed light, as I'm worried I might end up going round in circles.

    You have to reduce the size of the current extension from the 40 Sq. M.

    Why not just go for planning if you need the space?

    No that doesn't make sense. If you are exempt, then you are exempt and don't need to apply for anything.

    If you are not exempt, you cannot retroactively apply for exemption. Retroactive permission is called retention. But nobody will recomend you build illegally and sort it after.

    You need to find out of the house was extended or now previously. If it was, subtract the area from 40sq.m, if not you can extend up to the full 40sq.m
