Threatening Letter, and Landlord asking for rent in cash has me worried

    I’d be talking to Deloitte and wouldn’t bother talking to the landlord. Tell them all your concerns. They’ll probably tell you not to engage with the landlord anymore. If he does get hold of you, give him the contact details of the Deloitte rep and say that they are dealing with all matters regarding the tenancy on your behalf.

    OP, Is the guy working in the letting agency actually the owner, or is he just the agent, or is the apartment being sub-let?

    You pay rent in cash to the guy in the letting agency. There is no RTB registration. You couldnt get a key to your post-box which was then broken into and the contents hand delivered by some unknown guy. The lock is still broken. Now theres a letter from a receiver for the lender and your LL says to ignore it as its a vulture fund. Not sure how thats relevant - if the owner wasn't paying the mortgage then the bank probably sold it to a vulture fund.

    It all sounds very messy for you. As others have said you need to confirm that deloitte are receivers before paying any more rent to anybody. Afaik, receivers need to register with the RTB as they are the acting landlord and need to follow all rental regulations.

    Talk to Deloitte FIRST, before the landlord.

    telling the landlords that you’re going to talk to Deloitte is just inviting trouble

    Tell both parties you are giving the rent to the other party :)
