Water coming under garage wall.

    Hi. I've got a garage on the side of my house and it looks like the outside ground was higher than the inside so I dug back the outside to the foundation.

    I can see both the inside and outside levels are the same height so when it rains lots of water runs under the wall into the garage.

    I can only dig back about 1 foot from the garage as the neighbor's is next to it. I was thinking of applying a few coats of tanking slurry to the outside?

    Or would raising the internal floor a few inches stop it? Or would it eventually make its way up through the floor or up the walls? I had a diagram drawn but it won't let me post a link is I'm new.

    I think we're gonna need to see that diagram! A few posts in After Hours should have you sorted. 😁

    Was the wall set down on a concrete plinth such as a path or existing structure, or was it built up on a channelled foundation? Any DPC that you know of in the wall or in the concrete floor?

    What about drainage and gutters? All in place and functional?

    Does the ground outside slope away from the wall/trench? Does the trench fill up with water?

    Even with tanking/slurry the water is going to get under the wall unless you remove it, I reckon you need something like a French drain to remove the water, so it doesnt have the chance to soak into/under your wall.
