Waterford-How much above list price are houses 200-225k going for

200-225k is my budget, I see a lot of houses listed at this price in the sale agreed section of daft.ie. I am just wondering if the houses are going for this price or a good bit more?

This site lists actual sale prices of properties in Ireland, try to find similar properties in the same area/block for comparison.

we just bought in waterford. in our experience just about everything was going for 20 - 30k above asking in all parts of the city. gaff we bought we paid 21k above asking

House near me was sold a few months ago, they where looking for X amount and the fella offered them 15k over what they asked. They didnt ask for anything over , they where happy with asking but he wanted the house quickly so offered them 15k above asking. The seller and the buyer where happy with that so all is good. Cant imagine that happening very often.

before we went sale agreed on the house we eventually purchased, we were in a bidding war with someone over a different place. in the end i offered 30k more, but the vendor decided to go with the other bidder because he was paying in cash. i suppose it just depends on the vendor really.

It only excludes tax for new builds. Prices for second hand are what was paid in total.

That is incorrect. The prices on Daft.ie do include tax.

The posts about tax are confused.

Please note the tax issue only refers to new houses, and only to the price of new houses reported on the Property Price Register.

On the PPR, new house prices are quoted net of 13.5% VAT.

For example. let's take 2 different houses. For argument's sake, let's just say the second hand house goes for the asking price.

House A: Second Hand - Daft Price 300,000 - This house gets listed on the property price register as 300,000

House B: New-build - Daft Price 400,000 - This house actually gets listed on the property price register as 352,423.

Daft prices include the VAT on new builds but the property price register doesn't.

To get the true price of a new build house that you see listed on the property price register, you need to add 13.5%.
