Cracked Chimney - should I contact engineer who did survey?

    We have just bought a house but on lighting the stove, tar is coming down behind the stove. We've had a builder in who said it's a huge job and he has pointed out cracks in the chimney. He believes water is getting through the cracks and perhaps the chimney is also damp. I looked up the engineers report and he doesn't mention any cracks in the chimney. But by reading his report,.he seems to have himself covered off by saying he recommends somebody check stove is in correct working order first. Do I have any comeback? Any advice please?

    No. A typical survey wouldn't cover a flue pipe or chimney stack inspection.

    So he wouldn't have checked that. He is not liable.

    get a survey of the damage from a reputable company that fixes this stuff all the time. They will do a camera survey and a costing on the spot. As it happens I know the owner of this company below and the guy that does the surveying. They cover the entire country. Apologies mods if the plug for action chimneys is against the charter but the OP will need a reputable professional for this job.

    Hi, just wondering if you got the chimney repaired and if it was costly? In a similar situation myself now.

    a builder "believes" and thinks "perhaps" its damp.


    I think you need more to go by.


    Get a specialist chimney company to check rather than a cursory comment from a general builder.

    Action Chimneys in Naas (cover all leinster) are superb.
