looking at purchasing an old farmhouse, this in ok repair roof is good, some dampness coming in from chimney on a gable wall. And the inside needs re wiring and re plumbing, it a 3 bed traditional farmhouse with back kitchen extension.

i know its a case of how long is a piece of sting, but approx how much would a full re wire and re plumb cost

    TIA

You've answered yourself, how long is a length of string..

Get quotes from local plumbers and electrician's. That's the only way to be accurate. It may mean a site visit btw.

As stated, it's impossible to say. You should list your own personal requirements and then get 3 quotes.

yup I think thats the best approach, is there grants available for doing up old houses, SEAI insulation etc

also this wont be my main house, it would be buy to rent is the plan

I know the seai provide grants for insulation and heating upgrades etc but other than that I wouldn't be sure.

If the house needs plumb and rewire, it likely needs modernising throughout. You could then be into new kitchen, bathroom refit and all that entails in an old house.

Extensions to old property, depending on date of build are often sub standard I find.

Have you looked at the tax around letting property?

Very hard to make the figures work when tax man takes half the rent.
