Alternative to B2 for grant

    Hi everyone,


    I'm getting external and attic insulation installed and know that I need to get to a B2 to get the grant. I've put new A rated windows and a stove in recently and will probably upgrade the boiler as well. I'm finding it hard to interpret the regs if I don't get a B2. Does upgrading the heating at the same time mean that a B2 isn't needed or am I reading that part incorrectly?

    To get the grant, a new BER assessment will have to be done on your property after the works are complete. If the BER is B2 or better, I believe you can claim the grant.

    The BER assessment takes everything into account, including heating, windows, insulation etc. So all upgrades you've carried out count towards it. You're supposed to get a B2 rating to comply with the Major Renovations section of the Building Regulations.

    Building Regulations (Part L)

    Part L of the Building Regulations require that after any alteration to a minimum of 25% of your home’s surface area, either:

    • your home achieves a minimum B2 BER rating
    • your heating system and attic insulation comply with the Building Regulation standards

    If you are applying for an SEAI grant for External or Internal Wall Insulation you are required to comply with these Building Regulations as a condition of your grant payment.


    That would suggest that once the attic and heating system are up to spec, the actual BER doesn't matter?

    No, you still have to achieve B2 at a minimum. You must get a BER cert showing this after the works are carried out.

    Achieving a B2 is one compliance method. It's not the only one.

    Not according to the SEAI website or the grant terms and conditions.

    You must comply with part L, and you much get a BER assessment post works. But achieving a B2 is an optional means of compliance with Part L, not a compulsory one.

    That is my interpretation of the regs and requirements. It's not a case of a birra insulation here, a birra there, and a boiler from Aldi. There are still benchmarks you have to hit. Depends on both the current and proposed systems.

    And as above you still need to do a BER assessment. In all likelihood. The upgrades will get you close to 125, and if they don't its because the starting point is particularly terrible - in which case the improvement is big anyway so there's a large environmental benefit.
