A couple of queries - if anyone can assist

In a situation where there is a single storey detached garden structure in compliance with the 25 sqm exemption criteria -

Is it allowable to have a covered verandah / patio - roof - without walls - as an addition to the 25 sqm ?

Also is the 25 sqm internal dimensions or external dimensions ?

My opinion is technically no. The covered area falls under the same exemption as the shed so you would be over the 25 sq. m when you add them together.
