House hunting in Tallaght

    My partner and I are looking to buy a house and Tallaght is looking like a potential spot - particularly Tymon North, Kilnamanagh and Kingswood.

    How are these three spots? So far I've heard that they're settled areas with very little issues.

    Tymon North and kilnamanagh are grand. Not sure about Kingswood. Look at greenhills, Oldbawn, Bancroft and firhouse(pricey enough though)

    Kilnamanagh is very settled ,as is Old Bawn and Bancroft .
    Houses is Old Bawn are getting near enough to 400k if in good condition and converted garage etc

    Live in Kilnamanagh over 40yrs love the place. Kingswood not bad but avoid shops and green areas. Tymon North near Glenview end ok.

    Originally from Bancroft and would move back in a heart beat. Other than that, it’d would be Kingswood near the new school. For some reason part of Citywest is called Kingswood and shouldn’t be, it’s citywest. We were looking at Kingswood ourselves, is a good setttled area, close to amenities and n7/m50. Was looking at kilnamanagh, but was advised against it from friends that still live up there. Tymon is meant to have calmed down a lot, but just doesn’t appeal to me

    I would avoid Tymon. Some estates are ok.
    But I will admit I’m basing this information from about 20+ years ago. I’d would not live their again myself. The other areas you mentioned are fine.

    Basing your knowledge of an area 20+ years ago is no help. Where I grew up 20+ years ago was very dodgy, but now is great. Places mature and tymon north isn't bad(in general)

    Tymon is hit or miss so id avoid.
    Kilnamanagh is very settled, I have a few friends living there and they are very happy. No complaints.

    Kingswood, lived there myself for a while. Id avoid close to the shops but otherwise we found it grand.

    Oldbawn, Aylesbury, Glenview are also decent. If you start going outside of that Ballycullen and firhouse area are decent, green hills too but you will find the prices start to rise then

    Kilinarden away from the park keep away from. village side is okay.

    All three are fine to be honest, Kilnamanagh would be my preference of the three.

    Old Bawn, Aylesbury, Bancroft all worth a look as well.

    I lived/owned in Kilnamanagh from 2012 to 2019 and would recommend it without hesitation. Nice quiet area with lots of green space and right beside Kingswood luas stop. Small playground there now too.

    I saw them! There is also a green, to the side of it where gangs have bonfires and order deliveries. When the driver arrived, they attacked him and tried to pull the drivers wife out of the car. Go on, tell me I am making it up. I can provide the proof to mods.

    Old Bawn is the best part of Tallaght. Decent sized houses and no estates need avoiding. M50 access either side of you, square, tallaght village, lidl,aldi, multiple pubs/ schools all within a 5/10 min walk. Watergate Park and Dodder Park also 5/10 min walks.

    There was an arson attack on the library site during construction. Tymon is ok if you are ok with the drugs dealing and scramble bikes
    Some parts are bit better

    OP there is no such thing as best part of Tallaght. Large parts of Tallaght are quite mature and settled now. Areas that could be construed as problematic are more situated to the west of Tallaght . Traditional large swathes of current social and ex social housing. These areas still have problems associated with young lower income families but again minority can cause Trouble for others.

    Area in Tallaght that would be good to live all containing schools childcare shopping and close to public transport. Kilnamanagh , Belgard, Kingswood, Oldbawn, bawnoque, Tymon.

    These areas by their nature are settled a long time varying degrees of pricing but lately pricing seems to be going quite north so don't expect bargains to appear often. Although you can be lucky.

    Some of these locations are serviced by the Luas which could be a valuable consideration for easier quick access to the city.


    Disclaimer I grew up and lived in Tallaght , moved out because I fancied something bigger and detached that Tallaght can't provide.

    I couldn't agree re Tymon. Most of the estates are ropey AF. A lot of Bancroft backs onto these estates as well with direct lane way accesses and the park.

    Nowhere in Tallaght is far from antisocial estates but Oldbawn and Kilnamanagh offer the best buffers IMHO.

    Lived in tymonville still know many there. Often described as the Balkans . There was tanks rolling through their last week I believe from the UN.

    Have a look at some of the estates beside Shrewsbury/Aylesbury Road. It's dublin. Always going to have dodgy areas close to good ones(even one road).

    There's definitely been an upsurge in anti social behaviour in the Tymon area over the last couple of years unfortunately.

    I'd have Kilnamanagh and Kingswood well ahead of Tymon tbh

      There's definitely been an upsurge in anti social behaviour in the Tymon area over the last couple of years unfortunately.

      I'd have Kilnamanagh and Kingswood well ahead of Tymon tbh

      I think the current prices reflects the popularity with those considerations

      Not a bother at all...although I was going to go full out pedantic on kilnamanagh and Kingswood!

      I think over all anywhere close to the village you'll be fairly safe. Have a walk around during the day and night and you'll get a feel for the area.

      Is Tallaght really still a kip? From the outside a lot looks ok to me. Kilnamanagh, Belgard, Kingswood, Old Bawn, all very decent?

      Tallaght is huge! Some dodgy areas, but some really lovely areas. Have a look at some of the house prices. I'd love to live in some of those areas.

      Tallaght was never a kip.

      It has always had good areas and bad areas, which is par for the course with any area which has a population of its size.

      Some people in Kingswood and Kilnamanagh get very offended if you refer to their estates as part of Tallaght!

      Living in Old Bawn myself at the moment. Love it but the area around dominics shopping centre is were all the gangs hang out in the evenings.

      Never had any trouble from them but can be abit intimidating if you don't know the area. There really only messers and stoners.
      Rest of old Bawn is quite nice and settled.
      Kingswood and kilnamanagh are nice. Belgard also nice. Aylesbury is lovely imo.

      Couldn't go wrong with any of the areas mentioned above.

      Yes technically. Its still used by alot of people in old Bawn and if you walk 10yards from the entrance your in old Bawn. Either way I was advising not to look around there for houses

      And mine . Millbrook ( where Dominics shops is ) is a completely different estate . Millbrook one side of Old Bawn road
      Old Bawn on the other side .

      Regardless of the area, shops are mecca for teenagers. It is what it is. Never had trouble and I've lived in dodgy areas. A nod or "howya lads" is cool.

      I don't completely agree with that, but I can understand.
      Look up the meaning of donnybrook, which is considered a "good area" now.(again pedantic me going back centuries).

      Lads any part of Tallaght from the m50 up as far as the square are fine, the older estate's in Tallaght , grew up in Balrothery and would move back in a heartbeat.

      Big spread on local paper a few weeks back with photos and outraged tales from the postmaster & residents of dealers escorting welfare dependents in Tallaght to the post office hatch to pick up their dole/ single mothers and hand it straight over to pay their debt. Also talk of an epidemic of craic & no daylight go zones atm.

      Lots of ongoing articles in the Indo including one in the past few weeks - also lots of other papers who give give some areas and addresses.

      Local drug taskforce currently recruiting for project involving crack cocaine in Tallaght - again some addresses cited.

      You’ll have to google crack cocaIne and tallaght - my phone won’t let me paste today.
