Joint Mortgage - single name on deeds

    Hi,
    My parents are about to gift us their house with a right of residence for them . We will build out the back for them to live in. We have savings to build that.
    My parents will gift to me alone to make best use of CAT group 1 threshold

    However, we would then like to do up that house we will live in.

    It will likely be €100k we will look to borrow. The house value is about €500k.
    My husband is the main earner. Having just gone through mortgage application we are more or less approved for mortgage well above this €100k - but that was for jointly buying a house which both our names would be on the deeds.

    Question: Can we jointly apply for a mortgage for a house which my name only is on the deeds - will they take into account my husbands income for the mortgage?
    my earnings would not qualify us for a €100k mortgage.
