Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Yes it is in coppenger fields. I felt price is steep but it appears house is slightly bigger at 166 m2 and since its a corner detached unit, he was ok to pay that kind of money.
    340k for 4 bed sounds reasonable to me in today's scenario.

    JCD 25 storey apartment block scrapped at Albert Quay. Rents of €2.8k required to make it viable which is a 50%+ premium on the Elysian.

    It speaks volumes that level of rent is required to make this viable. You can find apartments in more luxurious towers than this twice the height in other western cities for much less than that.

    Something has got to chance in this city or we'll be looking at offices or derelict sites for the forseeable.

    Okay this is probably the most ridiculous I’ve seen. Over half a million for a 3 bed D rated bungalow on the the Model Farm Road. Paying for the location but come on!

    Lunacy. The garden and driveway are in a bad state and need serious money. Inside needs a massive revamp too. And what's going on with that sliding door in one of the pictures? It seems to immediately lead into a wall with another door.

    So they knocked the Sextant for nothing - just like Camden Palace and Sample Studios. And the brewery (so far at least).

    I sometimes like them but this one is very bulky and squashed in to that room.

    Photo selection is pretty dire, didn't clearly show any bedrooms.

    In Google maps it literally backs into the N22. I'd say the traffic noise would be horrendous.

    Its a countryside setting, but its practically ovens.

    The garden is about 6 or 7 metres from the N22 which is a very busy road with lots of heavy traffic. You can see how close it is to the N22 on this link - it's on top of the road. Wouldn't describe that as "perfect".

    Well you claim the brewery was knocked for nothing, that's obviously not the case, there has been considerable investment on the site that has manifested itself in what can be seen there now :)

    Yera, I just liked having the oldest brewery in Ireland there (and the Beamish too :) ). Could have lived with them knocking it for an event centre and rehearsal rooms that would bring life, music and business to the town. I guess I'm just sickened when I see the cultural type things being knocked\not built - hence the reason I included the Brewery site in my list. Seems that permission is granted for large scale developments with artistic(Event Centre) environmental(green spaces) food(Capital building) and living(apartments changed to offices) elements, then those elements are dropped after the land is cleared. Maybe that happens outside of Ireland too. Kinda comes across as a bit rogue to me :)

    A friend of mine inherited this, and has it up for sale. I helped him refurbish it years ago, the price is ridiculous though, its absolutely tiny inside. The pictures make it look far bigger.

    I was looking at that on Daft recently alright. The location is great, arguably, but 44 sqm with almost no outside space is really cramped. Potential for serious traffic noise from the junction and road outside as well.

    I haven't come across the developer before so any detail on previous developments?
    Also looks like it may have been started by another firm, before current developer took over - Could be way off on this, but I'm assuming this is some of the reason how some of these houses will be A3 BER, as seems like it's taken quite some time to get the first phase to completion? I haven't seen natural ventilation in any new builds recently, or chimneys for that matter.
    Houses are big, but room layout and space utilisation mean the rooms are only similar sized to some smaller floor space 4 bed semis and detached in the Carrigaline area (e.g. Castle Heights, Janeville etc.). Currently looking to upsize from a 4 bed semi and not entirely sure we are getting enough extra space on this based on room sizes - however overall floorplan would be an increase.

    I actually don't know much about the developer so I can't help there. As far as I'm aware though it's been the same developer the whole way through.

    The developer began by building the first 5, and is now starting on the second 5. I believe he expects the last houses to be handed over in about 16 months (I'd never believe any builder when they say this though). Chimneys aren't a thing in some new build developments (Janeville has none).


    I fully agree regarding the layout. I'm in the same boat as you, and that is turning me off a bit. If I'm to trade up, I think I would like at least 2 living rooms on the ground floor, not including the living space attached to the kitchen. The Janeville 4 bed detached will go on the market at about €450k and will have a very similar layout to these. The quality of finish in Abbeylane will be much higher though, eg the corner window in the back room compared to normal windows in Janeville.

    Overall I think the houses are really nice, and if you don't need a dedicated playroom downstairs than the layout should be ok. South facing gardens too. By the time they're finished the new western relief road will be opening so traffic might be a bit better too. I'm sorry I can't help you with some of your more technical queries

    I have a very similar view, would prefer more of the space to be in the living areas of the house vs the bedrooms. From what I've seen I prefer the houses that are built over 2 floors as the ground floor benefits from the majority of the space.

    Re. Janeville, I'd heard there are significant increases on the cards for the 4 and 5 bed detached. I was expecting this to be in excess of 450k.

    I think that it's a bit of a grim set up. Having only ten houses has it's merits but it feels so detached from everywhere else around it despite having a feel of a large housing estate. Having one less house here and giving a bit more space to each house would have worked I think. I see on the planning file that one house will go to Cork County Council. If it had been nine houses they would not have been required to do that. Although I suppose they just wanted to fit in what they could in the space and probably knew they'd get that kind of asking price in any case. I just don't see what sets this apart from Janeville or Castle Heights.

    I didn't realise it would be an off-site unit. That's fair enough! It'll be interesting to see how quickly these houses go, they're pricey enough so I don't think it'll be too quick of a turnaround.

    Donnybrook is a quite and safe neighborhood with good access to the woods and Douglas. The only drawback can be traffic in the mornings when schools are on.

    In my opinion Donnybrook is gone quiet enough, mix of elderly/older families/young families. Daneswood itself is at the start of a quiet enough road, just servicing the houses in the various estates off it. The Donnybrook hill can be a nightmare for traffic but Daneswood would be a 10-15 minute walk to Douglas village/local schools...etc and the uphill parts aren't that steep. it would have a bus every 20/30 minutes or so (the 207 which stops at 11pm-ish), the ballybrack walkway (mangla) can have gangs of teens, but in general is a much utilised by locals walkway to the village since it was done up lately. Internet services can be hit or miss depending on the estate.



    in my opinion Maryborough is mostly young families/working professionals, quite a bit of trouble with teens around the mount oval/Broadale woods and garyduff woods area's which both those houses would be close to. you wouldn't really be walking to Douglas village from them either it would take you about 40+ minutes to walk the Maryborough hill, also coming back up it's much steeper than the donnybrook hill which puts people off walking or cycling up it (although it does have a dedicated cycle lane)

    it's serviced by the 220 bus which is 24 hours (handy for nights out). Traffic coming down the Maryborough hill can easily back up in the mornings and is likely to get worse with 1000's of houses currently being built up there. but you do have feeder roads to carrigaline/rochestown road as options. Internet is generally great with Siro in the area in most of the estates.

    Asked about one today and already over 10%\ 40k above asking less than week after going up. Not seeing any sign it is slowing down. This one has great garden, location and aspect but likely needs work and extension at some point. Ppl not being put off by construction / renovation costs going through roof it seems and not just houses already done up getting big prices. Great property tbf.

    It's a very clever use of extremely limited space, and looks well. But by God it's tiny. For a short-term period it'd make an affordable home for a young professional... but very impractical and limiting for anything longer.
