    Hi everyone

I'm looking for some guidance on finding someone to renovate a house in the West of Ireland. I'm in the early planning stages and wondering if anyone had experience of doing this?

100-year-old two-storey house is stable with a new roof. Needs septic tank, all plumbing and electrics, heating, plastering, floors, kitchen and bathroom etc etc etc. It's a shell at moment.

Trying to figure out a project plan, get some ideas of costs, type of people I need to employ. Thank you.

What is the detailed makeup of the walls and floors?
    .
Have any modernisation works been carried out using modern materials such as gypsum skim, plaster boards etc on the external walls

    What floor are is it?
Is the first floor in need of replacement?

Your best option would be to get a professional to carry out a survey on it as it is and they would be able to advise on your best options. Also depending on the measures proposed you may have to bring it up to a B2.

Consider External Wall Insulation and Underfloor Heating with an Air to Water Heat Pump as options.
