Extension (27m2) to a single storey cottage. Architect needed for plans and project.

    My God, this is a slow project. I'm here in England in full-time work, with zero building skills and I can't get over as much as I'd like.

    This little teachin is 50sq m in total and amounts to little more than 6 walls. In its favour, it was fitted out with a new roof about 20ys ago and it's dry, with a French drain working fine. Beyond that, it needs complete new electrics, central heating, new windows, kitchen, pretty much everything. And it's too small for the two of us, so an extension for a 2nd bedroom and bathroom is needed. A rough calculation suggests 27m2.

    Sooooo: could anyone give me a ball park figure for an architect to draw up plans for everything plus the cost of project management?

    I'm not expecting anything cheap (not if architect fees over here are anything to go by).
