    Indeed you only have to type it out once and then cut and paste for all the properties that you are interested in.
    The last time I rented out my property it was the people who told me a bit about themselves that got a viewing.
    When I was showing a room, I actually sent a reply to those that gave little detail to give me info about themselves. They give reasons why they're unsuitable (one being they didn't read that I wouldn't take anyone with pets, as a current roommate had a rabbit), along with info that shows the person may be compatible; that they like drinking at the weekends, and work regular hours during the week.

    Oh yea I know. Every second posting I’m making is being corrected with something else. That coupled with my fat fingers isn’t helping my typing ability on my phone :)

    It is ironic though that HAP doesn’t want to be discrimated against while at the same time operate completly differently to a normal tenancy. You could say that normal tenancies could in fact be discrimated against as their standards are less. #magnoliapaintnotgoodenough

    I went down to help her out with the viewings tonight as she is new to this. And after 2 hours of viewings all 10 people who were invited turned up.
    She likes all but one couple and now has her list in order of preference and will offer the apartment to the first on the list after ringing references etc. So it looks like its working out for all.
    She definitely wont need to email the other people asking them to send on references or statements at this stage. So the ones who sent all of the detail with their original application email were indeed the only ones in with a shout in the end.

    The reason I started the thread is that I thought it was overkill for someone to send refs and bank statements without getting asked for them, but now I am a convert. The process was so easy because the applicants made it easy.

    I would say when you are applying tell everything about yourself in the email. Think of every question the landlord might ask you and answer it in advance for them. Attach all of the proof. Then you will definitely be top of the list to be invited to view. Make sure they want to rent it to you already and that they are now just checking top see that you arent you a liar.
    These people were invited to view without having to even ask for further information. And they were so organized that they all had even brought along paper copies and left them with her.
    Several of them offered money up front to take it tonight but she wants time to check their references before offering it.

    She couldn't possibly have had everyone who applied down to view it. The total in the end in her inbox was 620 applicants.
    That's even surprised me because its outside the M50 and as its her first letting it is at market rate, which is high, but it seems demand is massive.

    I'll post again with an update again during the week.

    Do different standards genuinely apply to HAP rentals, or is it just that they inspect them and actually enforce the standards that are supposed to be applied to all rentals?

    I've certainly had landlords flout regulations when I was a renter, and it was always less hassle to move than to take a case against them... I did report one guy to revenue though. He had us paying for our next door neighbour's electricity, whose apartment didn't exist, if you get me.

    The council insist on sheds and want reports on wiring etc. the environmental officers keep an eye on everything. It is a nightmare.

    What website did she advertise on? I presumed rent.ie or daft.ie if you got 620 replies. AFAIK these websites don't allow you to attach documents.

    And a contact email address won't be included in the listing (against their rules) as spammers usually do this.

    1) Can you explain how they attached documents on the first contact?

    2) Why would people send personal documents to an unknown person?? Many adverts on daft.ie and other websites are fake, either hacked accounts or fake adverts/scam. So the people who replied almost certainly have also sent their payslips etc to scammers?

    So how do you know the potential tenants are actually who they say they are? They could be scammers and received all these documents from another potential tenants.

    Personally I wouldn't choose somebody who emails me personal documents on first contact.

    I agree giving information about themselves etc is good and if they gives information requested in the listing

    She advertised Facebook and some other social media rental site I know nothing about. People don't advertise rental property on Daft anymore unless they are agencies.
    If you are looking to let I'll check with her exactly and pm you the details of where. Or I can post here, but it will probably get snipped anyway.

    One piece of advice I will give you is that if you don't know how to vet people before you hand over the keys then ask someone experienced for help in dealing with that side of things. It will only end in tears if, by the sound of your post, you are new or inexperienced in renting your property.

    I and im sure other posters will try to help you, but you would be better off talking to someone you know before doing it.

    Edit. Sorry, I just read the last line of your post. You seem to be a bit of a troll tbh.
    This thread would be better left to those who have experience and can help others don't you think.
    Or are you just going to keep slinging mud to derail a thread that some people might find helpful?
