    Hi all,
We have full pp for 1300sq ft 4 bed house in Dublin. Ready to go with direct labour but need an engineer or architect to now begin and oversee the build and complete BCMS.

How much should I be budgeting for this? Anyone know a good option?

    Thanks.

    PP is one thing.

Do you have construction drawings prepared?
Have you got Pre-Lim BER done?
    Air tightness strategy?
Are you aiming for basic compliance (A3) or trying to aim higher?

I have the original pp application drawings, i have not had any other drawings made up.

    A3 is fine.

A3 is a short sighted, missed opportunity.

Costs will be between (16 and 23)k or more depending on what you agree to
