    A decision on a proposed new 343 home Newbridge housing estate, creche, distributor road and park is expected in November.

    The plans are currently being discussed with An Bord Pleanála.

    Ardstone Homes wants to build this development at Kilbelin on the Athgarvan Road.

    The project includes 283 houses in a mix of terraced and semi-detached styles, 48 apartments in two three-storey blocks and 12 apartments (maisonettes) in three pairs of semi-detached houses.

    The developers say the existing derelict Kilbelin House will be renovated and extended to become a créche with parking and a dedicated outdoor play area.

    The plans also comprise a landscaped linear park running around the site adjacent to the River Liffey with a dedicated pedestrian and cycle path, which will link to the existing Liffey Linear Park path via a new pedestrian/cycle link.

    Part of a new 250m distributor road will be built and will connect with the existing R416 road at a new upgraded junction.

    If the plans are approved, a second exit will be provided towards the southern boundary off the Athgarvan Road, and a separate dedicated access is provided for the crèche in the general location of the existing access to Kilbelin House.

    I sincerely hope KCC ( or whoever ) insists on the roads being built first as the roads must be creaking at this stage with all the extra traffic in the Town. Around us here in RH, there are approximatly another 700 houses to be built, yet for us to head for St. Conleth's/ Dublin/Naas etc. we have to cross Sexes Bridge, which is a one way bridge.

    That would be a strategic housing development application to ABP and they usually require the roads first. Roads for a similar scale development in Maynooth have to be handed over first and have gone to tender already.

    How soon Cazale? IMHO Newbridge is badly lacking a decent Pizza joint.

    It's been granted permission but it's held up slightly as they are appealing the amount of development levies they have to pay.

    That's been derelict for years and years and years.
    I remember being involved in a brass band in newbridge some years back and we wanted to use it as a hall but were turned down

    You are probably right L, but infrastructure does NOT stop at roads. Where I live we have a serious drop in H2O pressure especially on weekends. And as far as I am aware, nothing has been done about this. And they want to build another 700 houses? Another thing seriously lacking here is secondary school spaces. And depending on what kind of families move into these 700 houses, primary school spaces or lack thereof will rear it's ugly head all over again.

    OMG, I can't wait for the next election

    Anyone have any information on the small development of houses just past Walshestown Cross? Towards Athgarvan? I had a gawk at what looks like a show house being built at the front and it looks great. They have also done some work at the entrance, building walls and tall pillars. Have seen the plans but haven't come across any marketing stuff for them.

    Just wondering if anyone has heard anything.

    A collection of 4\5 bed houses - meant to be very nice according to someone I know who has seen the plans. I don't believe it is going to be a big estate though so they'll probably be going for top dollar.

    drove by today and the door was open there is a serious amount of work going on inside but cant see any planning permission on kcc website

    i know applegreen have been granted permission for a total overhaul of the the old finlays ford garage does anyone know what the hold up is with the works starting?

    Probably only have X amount of budget for capital expenditure and other projects are probably ahead of it, higher priority, etc. For example, I would imagine that the work completed on the Naas Road site cost a huge chunk of budget and probably meant the number of sites worked on was reduced.

    But I don't know of a specific reason

    They have plenty of cash, though they did just fork out €440 million on buying a few places in the UK :)

    Its just a case of priorities.

    Circle K/Topaz got planning for the goffs site 9 years ago. Got it extended 4 years ago, started work 2 weeks ago.

    true, but cash/budget is certainly not the delay here, just they've other priorities that are more pertinent.

    They're trying to fix the problem that causes the road in front of The Oaks to flood right across in heavy rain. Apparently the main problem is the pipes under the green, rather than just a build up of water on the road. That's why one side of the green has been dug up.
