Assigned Certifier

    Hi

    I was wondering if anyone can help - the bank our requiring an assigned certifier for our extension - my presumption was that this fell under the normal remit of the architect. However they say it doesn't. We have an engineer for the project as well for the construction element and health and safety. Any idea who should be the assigned certifer or who I should engage about this?

    There are only three qualifications allowable for the role of Assigned Certifier:

    1. Registered Architect
    2. Chartered Engineer
    3. Registered Building Surveyor

    If you need an Assigned Certifier you will need to have one of these employed. It sounds like you have already engaged with two of the above. Neither of them "have" to do it but it would be reasonably common (although not essential) for the consultant overseeing (read: periodically inspecting) the construction to act in this role.

    If the Architect is refusing to do it then ask the Engineer would he/she consider doing it. Be prepared to pay a nice lump of money extra because there's a fair bit of work involved for the professional.

    Question the bank in detail also. There is a possibility they "think" they need an assigned certifier and they actually just want a professional to sign an opinion on compliance at the end. Had you originally intended to sign a form to "opt out" of statutory declaration and if so had you informed the bank of your intention to do this?

    Many thanks for the reply I think that makes everything a bit clearer to me

    In general my architect doesn't think the size of the project needs and assigned certifer and if the bank is insistent on one it is going to cost me a bit more money and hopefully the engineer or architect will have the time to perform the role
