    Hi all,

    Anyone living in Kilheale Manor in Kildare? How are you finding the build quality of the houses, what's the general estate like?

    We're told October our house will be ready, hopefully.

    Anyone who's bought here, was the building quick? Are they true to word?

    We bought an end of terrace house, hopefully be in around October too but not holding our breath. Seems like a nice area, foundations should hopefully be started soon.

    Congratulations!

    Our foundations are down according to the valuation report so hopefully it'll fly during the summer and no delays. Should be a quicker build as they're blocks of 4 rather than 2. The area is lovely and the house prices are a steal, so we're made up.

    We moved in about 7 weeks ago. The build quality is good overall, we've had some problems with leaks. I've heard of others having similar. The foreman is very good though, he will go out of the way to make sure you're happy

    Hmm not sure what to make of the leaks, did you move into one of the 3 bed semi d's?

    Yes, I would suggest when doing your snags you spray water everywhere in the bathrooms to see if there are any leaks. In fairness to the builders they are pretty good at responding to any problems you may have

    It was probably 8 weeks later than we were originally told. It was a bit frustrating but worth it in the end.

    We were asked to choose layout when we paid our booking deposit. We are paying our balance of 10% within the next week (to qualify for appliances) so they said once we sign we will be sent the lists to choose electrical plan, suppliers list, etc.

    Our solicitor received a copy of contract 2 weeks ago but we didn't sign yet. They seemed to be fast enough we had only paid booking fee and they contacted our solicitor with contract info.

    How have you been getting on so far with the process?

    Signed and paid our 10% but waiting for replies to some queries from our solicitor. I think it's been almost 2 weeks since that and are still waiting so not sure what the hold up is.

    As you said foundations look to be in and they were constructing a road when we drove up recently. Progress should be quick.

    I'll keep you updated once we sign, and let you know how we find the communication. We are the block adjacent to the cul de sac at the patch of landscape on the site map. They are building that side first then working down toward the first block (there's machinery etc at that block so that will be last). So we're just lucky our block was one of the first started.

    We drove to their site in rathcoole to check progress there as they said the majority of builders are finishing there and coming to kilheale after. We looked at development in feb/March and it was non existent. It's flew up there's a massive row of houses fully built now so it gave me some faith that they might be true to word of having us in by Christmas latest. I couldn't believe the difference since March

    Are they being built from the very last block (42-48) on the road or the last block sold in phase 1 of the townhouses(18-24).
    The first phase was three blocks, numbers 2-8, 10-16 and then 18-24.
    18-24 are in front of the small green area just down from the bungalows.
    The second phase are almost all gone now according to Cavan Developments, we called down to the showhouse over the weekend. We could see one of the block of four's foundations. It's quite a bit up the road but I'm not sure if it's the very end of the road.
    There was lots of work going on there on Saturday. They were laying the road.
    Hopefully they will be up soon. Can't wait to move in.

    I've attached the site plan I have, not sure if boards will allow the attachment.

    The numbers on it are for display it's not the correct numbering. By working out our block backward the block numbers from left to right are 11-14 kilheale drive then 15-18, 19-22, 23-26,
    27-30 (in front of the cul de sac) then 31-34. At the open day 2 weeks ago the site map was extended by a block or 2 as they're releasing more but I don't have that map on me.

    We are at the block facing cul de sac entrance
    and were told ours is started as they're building from there back to block one first. Our valuation report said we have foundations also so that's a great sign at least!

    We went to show house 2 weeks ago to show parents the house as we hadn't viewed it since April so we quizzed the sales staff loads. They're very helpful I've only had positive dealings so far.

    Yeah the site map said green I think. But it's definitely Kilheale Drive. Kildare Council requested the name change there's details on the planning permission details on the council site. It got changed in May I think.

    When is your move in date? Did you get your electrical plan and samples yet for tiling etc?

    Did contracts take long from when you signed to get back?

    We signed a week ago but they're not sent cause my solicitor has a query he wants something changed.

    We are doing HTB so need the contracts to claim. Are you doing the same?

    Hi congrats to all on your new homes.. I love mine moved in last April and as for spec in houses I could fault them... a year later a minor paint cracks so I'm delighted we didn't get any settling cracks or major ones should I say. Your new homes are flying it over the last week or so (probably dry weather) they have steamed ahead (I've a good view from upstairs window) must admit can't wait for them to be complete I'm fed up of the dust and dirt.. the joys or new homes on sites... :)

    Yes we will have that for a while I'd say, I think 50-60 houses to be built down our side so I will be eating dust by then haha!!

    We were the 1st phase... original date to move in was October 2015 however there were delays which meant dates moved.. November 15 then after Christmas early January 2015 more delays then given March 2016 we got the keys 1st April 2016 but they were delays with building they pushed other houses prior to ours but it seems they are on date with the houses since ours.. very exciting times lay ahead... I know someone mentioned before about leaks but lucky we didn't have any... our snag list was more the tile finish missing grout and seals things like that nothing major...

    We did a snag and had the keys we just organised then for the snag list to be done with the builders. As I said not much on the list so we got it completed the following day or two. One thing I would say to say to the builders on fit out (if I was to go back to that stage) is not to paint the door hinges (as we got ours replaced) as the paint cracked off a few of them looked awful! And ask them to leave some paint as in certain places (like corners) we topped it up after a few weeks unless your changing paint colour that is!

    Went up for a quick look, they seem to be doing more building from number 11 onwards. Good progress.

    They all seem to have caught up to similar level now. Our end started first but they're all being done at the same stages really, a week or so apart is all - very fast! Within a week we saw the first floor go from foundation to an actual build.

    How far up was the build looking? Is it still just bottom floor?

    We were up yesterday and a lot of houses have the ceiling done and first floor started. Back walls practically built, and road marked out.. they're coming on fast. The semi detached are also started, and bungalows practically done - they've windows and doors and all! Looks on track for town houses for October completion hopefully.

    Bungalow (3 bed semi) on sale now. But the ordinary 3 bed semi aren't on sale yet but being built as they face field we are presuming it's to limit the estate being a massive building site. They face our house so we're glad they're getting built now so that we won't have much building going on out side our door. We are thrilled it's all moving at hood pace

    Well just a heads up, they refused to take the htb as part of our deposit, luckily we had the full 10% saved otherwise we wouldn't be getting the house. I would query this with your solicitor, we tried to push back but they hold all the cards.

    They've pretty much taken €45k from us including our 10% deposit and htb.

    When did you pay this was it long ago? We queried and were told we could use htb as deposit but I'm gonna ring them today now and see! What a joke

    We paid the balance of the 10% at the end of May and the htb money was paid from revenue direct to the developers about a month later.

    To say I was pissed off at the time would be an understatement, I checked with revenue, our broker and our solicitor and they all said it is supposed to be used towards the deposit but they just refused and we had no choice.

    We'll get the htb money back as our solicitor will withhold that amount when paying the balance if the house.

    I'd be surprised if they have changed their minds recently as it's good for their cash flow to receive the 10% and the htb money.

    Hi.

    Long time lurker, first time poster.

    Moved in to the estate in early June.

    We were one of the last to move into the latest phase in the estate, and our home faces on to the green area at the back, towards where the new bungalows etc are being built (so I'm literally witnessing their progress, daily)

    I'm extremely pleased with our move, the houses are really well built, and every little detail has been thought out. From the solar panels on the roof, to the cobblelocked front and rear (including the patio area)

    We had a choice of a 4 or 3 bed house upon paying the deposit, (Same price) we decided to go with a 3 bed, as they are much better (imo) laid out in the second floor, besides who hasn't wanted a walk in wardrobe lol?

    We had a bit of an issue with a leak in our ensuite, (and I know we're not alone) but to be completely fair to the builders, once notified, they promptly rectified the problem.

    Not sure how much more building is actually going to take place in the estate, across the green from the builders compound there's a (what is currently) a small cul-de-sac with approx 6 houses, am unsure if that's them finished in that area, or if they'll go on in past it.

    All in all, it's a wonderful estate. Really pleased with the house purchase, and our neighbours are just fantastic.

    We are moving to a town house. The bungalows flew up they were nearly finished before they even released for sale. They are gorgeous.

    Yeah they are so fast with building so far. Delighted, we are all excited!! Builders holidays now might slow the houses down a bit but I wouldn't expect by much as they've been great so far

    Have you any tips for snag? Anything you encountered?

    We viewed also, was very happy with the house. We are a mid terrace and there's a sun tunnel in the hall to create natural light which we didn't know about so we were happy with that.

    Do you've an estimated completion date?

    I'm not too sure yet. November was mentioned but not sure what stage of November.

    They are building very quick so I'm feeling optimistic anyway :) the only thing slowing us down has been solicitors etc so please god it all wraps up then we just wait for keys
