Estimates on cost of 2 storey extension

    We are having a notion of extending our 3bed sem in north Wicklow. Extension would be to the side in our side passage. Approx 40sq m (20 top and bottom), to include wc, utility and tv/playroom on ground floor and master en suite top floor. currently we have a kitchen/diner at back of the house (5.4m x3.3m), the kitchen presses are on the 3.3m wall. Ideally, we would like to knock this wall through into the extension (presume it will need a support beam??) towards the new utility/wc area, giving us A knowledge extra metre or so and allowing us to out a kitchen island in. We also have a conservatory off the kitchen/diner (3.5m x3.5m) which we would like to convert to a sun room as we seldom use it during the winter. We would then hope to knock the old external wall between diner and conservatory.
    What are the beer mat calcs on this? If we budgeted 1200/sq m would this include tiling, floors, kitchen, bathroom fittings or would it be the build and paint finishes only?

    On current market value we have about 140 equity in our house, but would the bank allow us to borrow all of this or just 80%? 4beds in the area are ave value about 100k more than ours If that's the case.. how do people find these massive extensions I see going up?!
