    I have a shed built behind my house, it's 800sq/ft
    I was going to set up a buisness from this shed
    I was told I would need to get planning for a commercial business & pay rates.
    How do I go about this? I am lost and would appreciate any advice or direction.

    Get a good local professional to help you and advise you, planning application, fire safety certificate application, disabled access certificate application, design to comply with environmental health regulations, development contributions to the local authority, and all this before any rates are applicable.
