Does Landlord have to own property?

    I own an apartment (just in my name) which I am now thinking of renting out. However I am on higher income tax /PRSI rates etc so wondering if my other half who doesn't work registers as landlord, collects rent etc is registered as landlord can they declare the rental income on yearly tax return so it will be at lower rates?
    The income will be used to cover mortgage which is in my name.
    If I can't do this it may not make sense financially to rent it and have tenents trash the place when I'm handing over large chunk of rent in tax.
    Any advice appreciated.
