    Just a thought no intentions of doing it.
    You are allowed build a extension under a set size without planning but If ever selling the house it is better to be fully compliant.
    So if planning was submitted for a add on within the limits could it be refused?
    Seen as you can go ahead and build it anyway?

    1. Yes subject to exempted developed legislation and guidelines ie rear of the house, distance of glazing from boundaries etc
    2. Yes as an exempted development and to current building regs
    3. Yes Technically but unlikely. It's a section 5 you'd submit which take about 5weeks
    5. Yes, Assuming - Answer 1.
