Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    The human fabric must love that drive every morning along the M7 or M11 (or take your pick), god forbid they could have a choice and live in a decent sized high rise apartment block with schools, shops, hospitals and other essential infrastructure.

    Maybe we are missing the romantic side of things with the sun going down reflecting off the concrete pad of a house in a ghost estate with the weeds and rubble casting such beautiful long shadows, particularly at this time of year enjoying a nice cold craft beer (only the one mind, need the rest of the money for diesel for the car in the morning).

    Here's the very, very rare example of a new build inside the M50.

    These are as rare as hen's teeth and are retailing at 5,500 per sqm. Even very generous estimates of build cost are half this per sqm so there is a substantial value in the parcel of land.

    Despite this they are a measly two stories in height. They are not allowed to go up one more it seems - even with a flat roof!!!

    Very rare new build inside the M50?
    We have a couple of sites now with over 50 houses being constructed, Sion Hill in Drumcondra, An Riasc in Finglas, Chanel Manor in Coolock, Hampton Wood in Poppintree. Then many more with smaller amounts such as St. David's Park in Artane, Clonturk Park in Drumcondra off the top off my head. And that's not counting the 120ish houses under construction in Clongriffin, similar amount in Bellmayne both within DCC boundaries, but technically outside the M50 ;)

    There were 241k dwelling units in Dublin City in Census 2011.

    There were a mere 667 additions to this last year. Maybe we'll breach 1,000 this year. This is TINY given that many units are also becoming derelict/unusable. The usable stock of dwelling is probably static over the last 5 years.

    This is the probably the lowest % growth in the dwelling stock since the 19th century in Dublin. At the same time as employment is increasing approx 2% per annum.

    Part of it is that there is less empty land. But more of it is that much land has silly usage restrictions (golf courses, idle grass sports pitches) and of course the restrictions on building UP!

    Should be approximately 2000 new student beds available this year alone, so I think we'll easily breach 1000.

    Deffo beat that this year. In the list I provided about there's nearly 500 and that's before you count all the other projects going on. Tons of stuff that's not on the radar with the media, a lot of social units being provided by housing agencies in the city center at present, Sean Mac Dermott street, St. Agathas Court to name but 2.

    Let's not forget that inside the M50 includes the bulk of the Dun Laoghaire-Rathdown County Council area and small parts of Fingal and South Dublin administrative areas.

    It's a hideous structure and to make it worse it is in the location of the Watchtower building, which was a true landmark high rise that was cancelled due to the economic downturn

    That is true but not only was it a superior design, the foundations were already in place. If only another firm could have taken over the construction, it would really make an impression on the skyline.
    Exo is an L shaped Lego Block that looks completely out of place. Wouldn't be so bad if they left the higher section freestanding without the L bit and added a few more floors to counteract the bulk of the 3 arena beside it.

    Nice. Varadkar promises law to block ‘vexatious’ planning challenges. Exactly whats needed in my opinion, some of the judical reviews are taking the piss, and have zero hope of actually succeeding, they're only brought to try and deter developers by using the delay to hit their pockets.

    Look at the JR of 2 Grand Parade. JR brought weeks before construction due to start, on the grounds that the enabling works for the Metrolink shouldn't have been included, but instead of just asking for the enabling works to be removed, they ask for the entire permission to be put aside. Oh, and during their application, they argued against making the case "urgent", meaning the developer would have had to have waited even longer before starting construction. As it is, the case will only be heard in November, and that's with the review being urgent.

    Will it work or will they go to court to seek a ruling they are not vexatious or something?
