    One thing I've noticed is that there's a tendency to price unique features into the asking for the house on the basis of how much they'd cost to replicate, rather than how badly people want them. The studio there is undoubtedly pretty nice, but how many people looking at buying in Sallynoggin want it badly enough? There are two three-bed houses in Johnstown offered for 350k, which are in a nicer area about a mile and a half away and right beside a primary school with a pretty good reputation. I suspect a family looking at houses in the area (because let's face it, a singleton who can afford a 350k mortgage is not going to be looking to move into a terraced house twelve kilometres outside the city) will opt for the bigger house that doesn't have derelicts across the road.

    This is a really lovely home - however the house itself is probably not even worth half the asking price. The fab renovation is somebody's Celtic Tiger dream but one can't ask an inflated price for keen decorating style and trendy old-school appliances. I can imagine the owners don't want to sell it for less than they paid for it.

    Over half a million for this 4 bedroom bungalow in Foxford Co Mayo. With 24 acres of land I'm not quite sure if this is an overpriced house or a cheap farm.

    Now the land would not be the greatest and if a half a mile of it borders the Moy there is a pretty good chance some of it is pretty wet.
    Now if good quality land is making 10k to 11k, the land around there should maybe be getting a couple of grand less.

    Of course it depends if one or two of the neighbours want to get it or not.
    If so the land could make the 10 to 11k.

    Say they manage 10k an acre that works out 240,000 for land.
    Now that means someone reckons the house is worth 360,000.
    No way is that house in that location worth that.

    Although the big selling point here is proximty to the river Moy.
    Someone who is into their fishing and wants a bolthole to stay may go for this.
    Added to that the house is only a few miles to Lough Conn and Callow Lakes for other fishing.

    If a row of ordinary enough looking terraced houses is the address in Galway, what about the people who would like to live at an address where

    I'm sorry, I still think 850k is too much for an ordinary terraced house in Galway, (beautiful and all as Galway can be ), given the state of the economy etc. You can build a lovely new well insulated house for a couple of hundred k , and land should not be that expensive. Its not Hong Kong or Gibralter. We have plenty of land.

    Listen I agree with you on the house.
    And I know these houses, they probably date from 19th century and unless they have been updated over the years they need lot of work.
    It is at bottom of Taylors Hill which used to be a very sought after Galway address.
    There are better houses further up the hill.

    My gripe was your remark that this was in the WEST and how Longford would be comparable to Galway.
    They may only be 50/60 miles in distance, but they are light years apart in terms of demand.

    Now if you will excuse me while I go and hide from some Longford people. ;)

    That just has to be a typo.

    "Finance this property from Eur7,263 per month"...if they're serious about the price, I reckon I can point out a few flaws in their reasoning.

    1. The huge back garden has grass on it, not apartments.
    2. There's no planning permission to replace the grass with apartments.
    3. You'd need a vat of money to replace the grass with apartments.
    4. Nobody will want to rent tiny apartments there when they could rent apartments in places that aren't there.
    5. This isn't early 2006.

    Bluebell is a very industrialised area, there's more factories than houses. This isn't aimed at the housing market, I guess they reckon you can get a good business premises on a half an acre. Check out the satellite image.

    Yup...Good old Daft.ie (the goverments property bible) who at the end of the day need people buying & selling houses on there website to make profits...

    So when Daft.ie say house prices are this and that & the bottom has arrived and buying now is what the clever people are doing it must be true!!

    So sad the the media & powers that be control the SHEEPLE all the time..

    Hopefully the internet is strong enough now to stop the herd following the greedy and they can open there eyes and see what really going on & make there own decisions..

    €250,00 for the house, €600,000 for the location. There are people who buy for "location" in Dublin as well, so it seems there are silly people everywhere :pac:

    A three bed? Christ. Ranelagh is nice, but not that nice.

    And where are the rest of the photos? 900k you think they'd take some nice photos like one of the bloody front of the house!

    To me that hosue is actually an old one bedroom cottage out front linked to a shed on the right and linked to an old two storey barn/storehouse at the back.

    If only he had a hay shed he could have completed the job. :D

    It's a typo. On collapso went from 450k to 3,950,000. Started at 500k 1 year ago and dropped twice since then to the now Great Value 395,000. But at that price it would still make our list!

    It does seem to be the 08 price. On collapso says was reduced from 585 steadily until 2010 when it was 450. Looks to be two ads up so can be yours for the low low price of 450. Better get two.

    I've been watching this non-mover. Only went up about 3-4 months ago at this price. It's a lovely area and a nice apartment but come on!

    fair enough , but its still just a terraced house. You cannot walk down by the side of your house. There are plenty of nicer semi-detached and detached houses in the country for less money. There was a 55 bedroom hotel in Donegal sold for less last Friday at that famous auction.

    Nothing wrong with a terraced house. I used to live in one and the heating bill was a helluva lot less than it is in this semi.

    Yup fair enough. But as the poster above says, there's advantages/disadvantages with all sorts of properties...

    Don't forget that it's in the interest of the Auctioneer to keep the value of these properties up as one of the partners live a few doors down (part of the terrace)
