I believe if you've been renting for 6 months or less, you need to give 4 weeks notice before leaving. If renting more than 6 months, you need to give 6 weeks. In both cases, provided no damage to the property, you get your money back.

What does your lease say? Is there a break clause?

That is for a 4 part tennacny, it sounds like the OP has a fixed term lease. OP if your lease does not have a break clause then your legally obliged to full fill your end of the contract, however speak to your LL and they might be ok with you leaving early if you can find someone to take over the lease from you.
