Mobile Home Purchase Advice Needed

Firstly mods if im in the wrong spot feel free to move. My sister is heading to look at a mobile home tmw and I was just wondering what type of things she should look out for. The only things I can think of are the whole rust issue and window seals/waterproofing. all advice greatly appreciated.thanks
