Breaking Lease - Implications?

    Hi,

    I'm currently renting a house with 4 other people. The original lease was for one year and was all signed and all that. During the lease term though, two of the people who are still names on the lease that I signed have left and have been replaced by other people.

    Today myself and another guy who are named on the lease went to the estate agents to let them know that we would be leaving the property but their saying that we cant break the lease and that the landlord can chase us for money should they choose to.

    My question is: is that original lease still valid seen as the two other people have already broken it and left (even if they have replaced themselves in the house)?

    A lease is a legally binding contract, whoever signs it is responsible for paying the rent for the term of the lease, including the people that signed it and left. If the new tenants left tomorow, the landlord would be looking for rent from the people that originally signed the contract, not the people that moved in.

    Under the Residential Tenancies Act you can assign the lease to someone else. Talk to www.threshold.ie if you want.
