Planning condition; "single dwelling only"

    When a planning permission contains a condition that reads

    "The development taken together with existing dwelling shall be used as a single dwelling unit only"

    Reason; To protect the residential amenities of the area"


    how does one define a single dwelling unit? I can imagine an obvious breakup into separate flats with separate entrances, parking spaces, intercoms etc would constitute a multi dwelling but lets say the use is more nuanced e.g. a group of elderly people with separate bedrooms but communal living space -- is that multi dwelling or single dwelling?

    Context? Did you apply for permission for an extension to an existing dwelling house?

    Single family dwelling.

    A group of elderly people with separate bedroom but shared communial living space has its own separate class for planning and possible fire cert.

    Yes exactly, permission for extension to what was previously a 'typical' family home.
    So is the planning condition veering into what defines the occupants i.e. family only because they are a single unit v's a bunch of strangers who share some other sort of connection

    Add to the list of Planning and Fire as above, include by default DAC, the HSE and HIQA. If you are providing a service you then must comply with all the other requirements that go with it and the Insurance aspect as it's now a "business". Lot of boxes to be ticked on this one....

    OP, can you confirm the use here, is this for some elderly people who are moving in together like a house share or are you trying some kinda sheltered housing scheme?

    An extension to a typical family home is that. An extension, to be continued and enjoyed by the occupants of the main home.

    You seem to veering into an extension to house people in a Residential Institution situation which is a whole new ball game.

    OP, who are the elderly people?
    Is this a granny flat of some sort where your relative will reside or 10 strangers?
