Planning Permission - existing dwelling in Heritage area

    We are considering purchasing an old farmhouse with a few acres in a heritage area where planning permission for new homes is not being granted.
    The house is a wreck, not quite falling down but it's been in probate for several years and needs to be completely renovated, which we would love to undertake.

    This area would be one of the more sensitive and restrictive when it comes to allowing any changes to houses and it would seem that Meath County Council, under pressure from The Department of Heritage would rather let older homes like this rot away than have someone living there.
    Does anyone have any experience applying for and being granted planning permission to retain the structure as a dwelling and also to convert the existing 1 level sheds to be part of the home?
    We're in the preliminary stages right now but thought I'd check and see if anyone had any tips.
