Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

soakaway - water butt

Working on a small site and to use a soakaway would mean it will be within 2m of the building or boundary wall or road. So I don't think that's an option.

Do Dublin CC accept a water butt for the storage and later use of surface water? Assuming the water butt would have to overflow in to the foul if full.

    Not in my experience.
They can usually be used as an additional measure but not to replace a soakway (BRE365).

Water butts usually catch rain water run off so cant be discharged into a foul drain either.

Must be a common enough problem in urban area? Whatever about Dublin, not too unusual in rural towns & villages to see downpipes discharging direct onto the pavement (bad, you get your feet wet) or maybe via a drain to stormwater gullies etc.

For tight sites, where a soakaway cannot be provided in compliance with BRE 365, I have proposed the use of water butts and these have been accepted by both DCC and DLRCC.

If you have a flat or shallow pitch roof, you can also propose/use a green roof.

If there are any existing hard/impermeable surfaces, propose that these will be replaced with permeable surfaces. That will help too where a soakaway cannot be provided.

Up to a particular square footage, roof run off can discharge directly onto the ground alright.

How would you recommend handling surface water from roof at front of house? Would you have water butts at front or run gutters from front to side/rear? How would you handle a bay window roof? Would DCC be ok with surface water from a roof over a bay window going directly to drain?

I'd get a civil engineer to work it out! :)

What size is the front paved/drive way area in your ownership?
