Or he's only willing to do let's of less than six months so that tenants don't get part 4 rights.

Not such a bright idea to put his name on the ad so....

It's an assumption based off some logic. For example:

    https://www.daft.ie/galway/houses-for-rent/galway-city/saint-bridgets-place-galway-city-galway-2014683/

Listings that offer a short lease that have pictures of folded towels on beds, decorative mugs and soft furnishings etc. are not the usual Daft rentals. Let's face it, the landlords renting to regular people in Galway make f*ck all effort.

    https://www.airbnb.ie/rooms/27364315?source_impression_id=p3_1585236976_Fd1c0Tzjv1wSdLtH

Seems to have several properties: Galway & Dublin

Why? There's nothing illegal about what he's doing. It's an approach favoured by many landlords, because it's so difficult to remove longer term tenantsxwho stop paying.

If he has several properties on Airbnb ...... That is illegal. The council should be able to follow him up. His name is on his daft advertisement and his profile with properties is on Airbnb.

I'm not fully sure of regulations so correct me if I'm wrong but can a landlord not rent for a limit of 90 days per year on Airbnb?

So could a Galway city landlord rent a property to students from Sept to May and then rent on Airbnb throughout the summer? With 90 day limit.

Totally agree that anyone letting full time on Airbnb should be stopped. The council don't appear to have been enforcing new rules to date. But Corona has certainly but a halt to the Airbnb for the coming months.

You are right. Landlords are free to short term let for 90 days. I think I said it on a different thread months ago, since the city council have said they don't have the resources to enforce they should outsource it. It would be relatively simple to do. Many, of course are exceeding that 90 days. Or at least they were...

You might be right about all that but it would be hard to prosecute someone based on having matching plates. I guess they could add them to a list, send out (pre?) warning letters and monitor.

I wouldn't even bother with warnings. The City Council have said they don't have the resources to enforce so let someone else investigate and pay them what they bring in through fines.

The problem is, they don't really want to solve the problem.

Really? Did you really expect a clampdown on day one? Investigations had been taking place and planning applications processed and mostly being refused. https://www.rte.ie/news/dublin/2020/0219/1116267-airbnb-dublin-lettings/

The GALWAY city council said they did not have the resources to enforce it. This article is about Dublin and I would have expected them to clamp down from September...legislation was in the works for over 2 years, it came into effect from last summer. They had plenty of time to plan on how they could enforce but they can't enforce, they don't have the resources...

To quote that arsehole in the RTE debate to the assertion there aren't enough builders to get more houses sooner: "yeah, because they are building hotels"

Their priority is business and catering to tourists. They are driving residents out of the city centre with their action and in most cases, their lack of action.

    https://www.rte.ie/news/connacht/2019/0408/1041384-housing-demonstration-galway/

What is it they have done over the last 7 years to help solve the problem.

Have come across this gem repeatedly, it's a short term rental. Now available at an even higher price for the purpose of self isolation.

Yeah, as that house is in Athenry, not Galway city.
Not sure why owner would say something that anyone immediately would find out.

According to the Streetview map provided it's actually in the middle of Eyre Square ON THE GRASS!!

'Self Isolate in comfort, you deserve it.

Self Isolate, minimum of two people allowed.

    :pac:

You can choose to believe what you want. Continued support for propping up hotels and inaction to deal with short term rentals in the city is proof enough for me. The growing housing list and the last 15 years of their track record is there for all to see.

Sorry, if I hurt your feelings or if you or your family work the council.

Wouldn't be a very effective self isolation if there's 26 people in the house. It's a big house.... But does it have 26 rooms/toilets..... FFS.

This ad should be printed out and posted on every lamp post in Athenry..... Landlord must be local if he can meet and greet 26 potential guests.

It's beside Athenry train station not Eyre Square.

In fairness, if you just type "Galway" into the location box on lots of systems, it will pick a generic central location like that.

TBH, I'm not quite sure that the outrage over this property being AIRBnB'd is justified. It's not a typical family home, your average renters are not going to be able to afford to heat it, much less rent it.

I'd feel far more ire about entire blocks of 1-2 brm apartments in the Dominick St area being taken out of the regular rental market than this.

Should heat itself given he's it down as A1 rated.

Not at all, no feelings hurt on this end, on the contrary, you were called out and failed to back up your statement and were again called out. Its ok to say that you don't have anything to back it up with and that's its simply your own personal opinion and nothing more. You've done that so thank you for clarifying.

Also, I don't and nobody I know works for the council.

In fairness now, local authorities are slow to enforce building/housing regulations
witness the celtic tiger shoddy builds
breach of planning regulations, houses are not being torn down
non-enforcement of non-display of BER in advertisements
minimal enforcement of minimum standards in rental accom
    overcrowding in rental accom
    etc

Unfortunately at this time, only one free place listed for nurse or doctor. Compared to 3 weeks ago, there is now a lot more accommodation that looks like it was student used.

Including a 3 bed 1 bath in Gleann Na Ri for 1415 a month. It might be about time for a bit of a shock to the system.

Have noticed in the past week on various FB groups etc, a surge in demand along the likes of "x Students looking for accommodation 2020 / 2021 academic year" - I suspect a lot are snapping places up instantly, including for the summer months (Quite usual to see students take a 12-month let to avoid the panic come following year).

Average rent for 2-beds on Daft is €1,500 for anything worthwhile.
Still nuts money IMO. How can anyone save and move on in life paying that sort of rent

Rent paid shows an ability to repay at a certain level each month to a mortgage for the bank.
