Structural survey on a new build - necessary?

    I've bought a new build house off the plans, contracts already signed etc, house not ready until October.

    Should I get a structural surveuor in on top of the snagger? Im not sure to be honest, the contracts are already signed so what recourse would we have if the surveyor found significant issues?

    Maybe it’s different in Ireland but its unusual to get a structural survey on an old house (unless there was a suspected issue), not sure why’d get one on a new one.

    Ah, the good old buying off the plan days are back. So your dart landed on this one. The structural surveyor/engineer could do both based on a visual survey. If contracts are signed then probably very little. I mean what has changed since the pyrite days out in Rush/Lusk area, the fire proofing/fire stopping of Priory Hall, the waterproofing to balconies in the city apartments where residents have to fork out. I would love to know what really has changed. If you have a Homebond structural guarantee be prepared to wipe your arse with it. Someone please tell me any different.

    Not strictly required on a new build. Basically a snag is what mostly gets done on new builds. It would be good to get a snagger with experience in Building Regulations as they can also check for little things there but in theory your new house was built under the new Building Control regime which means you had an Assigned Certifier inspecting the project.

    There’s a lot more onus on the builder and certifier nowadays.

    Most structural elements will be covered up now anyway so you would not gain or learn anything from a structural survey.

    Buying off plans never went away.
    A lot has changed in the statutory certification end of things nowadays.
