Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    That is awful to hear. Saw a garda car and locksmith van earlier in the week. Are the houses broken into occupied? We upgraded security with homewatch. We have a system app on phones called HKC secure comm and it alerts you if alarm goes off and which window or door as alarms and you can set/unset alarm through app . Alarm sensors on them all and motion sensors and perimeter sensors. Alarm was included in the house as it is a show house. That will be great to set up a neighbour watch type committee and whatsapp group to help us all look out for each other in this new community. I hope everyone is settling in well and hope to meet some new neighbours soon.

    Hi, I know this is a question that's been asked a lot and directions have been given to different agents and daft but I can't find out how much a three bed is roughly worth whether mid terrace, end terrace or semi d. Also they are expanding the paddocks (:-)) but any idea when they think the houses will be finished by?

    Hi all,

    We viewed a 3 bed semi detached house for phase two in The Paddocks this week. We loved the house & we have reserved one.

    We are currently waiting on the H2B to get back to us & everything should get up and running. We are moving from Dublin & the commute from Newbridge to Pearse Street (where my partner works) seems fine. We have looked online and we cannot seem to see prices for the train. Would anyone happen to know the approx monthly fare for the train from Newbridge - Pearse Street? Also, we have been told that the move in date should be August / September. Can I ask a couple of things please in relation to this.

    1. If they are saying move in date is Aug / Sep, by your experience did this run over by much? When should be expect to move in?

    2. How is the estate to live in currently? Is it a safe area?

    I am not sure about the price of the train to Pearse Station. However, if you are planning to do that journey on a daily bases you should look into the tax saver scheme. You save a lot of money buying it through the scheme. You can buy tickets monthly or annually. If you buy them annually your saving will even be greater because you pay for 10 months but you get a 12 month ticket. As it is now Newbridge is not included in the Dublin leap zone so it is not as cheap as travelling form Sallins the next station up. However, this might change as there are a lot of petitions ongoing to get Newbridge included in the leap zone area.


    Regarding the moving in date. In my case I was told that I could move in March but it actually ended being April. However, in the builders defence, last year we had a lot of bad weather. We had 2 lots of heavy snow and this delayed everything. Your best bet is actually come to see the house. In your case the site is within an open house state so you can drive over to see the progress any time. Also you can always drop and email to the builder to find out about the progress. He is brilliant and he even allowed me to go into my house several times to see the progress.


    As for the safety of the state. I can tell you that is very safe. I just have to tell you that my neighbour next door left her front door wide open for a whole morning and by the time I realised and I closed it was lunch time and nobody had even noticed.


    The area is also safe. There are primary and secondary schools in within walking distance. I actually walk into town several times a week and with Newbridge having a shopping centre (with most of the shops one needs) and tkmaxx I hardly ever go to Dublin for anything. Obviously the town will be 10 minutes closer once they open the road joining the state to station road. Unfortunately, the road is to be built by a different developer that is taking his time on getting the road... however, even like this I walk into town so its not far at all.



    It is a new house state so we have a few issues that go with being so new. For example we are not in google yet so some neighbours have issues with deliveries. We have several of each house numbers but nobody knows which one is the right number 5 because the names of the streets are not up yet.

    Up to now we did not have a green area which meant that the children did not have a place to play. However, by the time you move in I guess that the grass will be ready even for mowing! because its already coming up.

    As you can see all the complaints are actually not important. I have been living here for a year and I am very happy about it.
    There is a whatsup group that is quite active so when you move in make sure you to join in.

    Hi,

    Thanks so much for that message, it was extremely helpful. We will look into the tax saver scheme for the train.

    The auctioneers have said that the move in date is September / October so hopefully it does not run out too long. We have been up a couple of times this week to see the house / area for the one we have reserved. As soon as everything is totally confirmed I will get onto the builder & see if we can come see the house.

    We are delighted to hear that the estate is safe. It really does tick all the boxes for us & the amneities around the area seem brilliant. I don't think we will have to go to Dublin for anything other than visiting family / work as everything is on our door step.

    Is there talk of when the new road (pedestrian access into The Paddocks) will be built?

    I noticed that The Paddocks isn't on google maps yes. Over time, I am sure that will update. That is great about the green area for the children too.

    Can I ask, has anyone availed of the HTB scheme? How was the whole process from start to finish?

    Hi, my husband gets the train to Dublin daily. He gets the tax saver ticket through his employment. It is always packed on the train on the downside. We moved here due to his job and because it is commutable to Dublin as we were so priced out of Dublin. We didn't have much delay moving in as it was a showhouse we bought. We were the first to move in 16 months ago. We have no reason to believe it is not safe and lucky to have lovely neighbours and we help each other out and are friends now. The access road is dependent on another developer. All the plans are on Kildare County Council site under Stennock/Leeson Bros. No experience of h2b as we are second time buyers. Good luck with everything.

    Thanks for the message. We are only going to sign contracts this week so we aren't at that stage yet. Our house won't be ready until end of August so I think our snag list etc will happen then.

    Is your house ready? It is a 3-bed semi detached?

    What kind of things were on the snag list? Is there anything in particular that we should look out for?

    Hi All,

    Thanks for all your help to date with this. We have bought a house in The Paddocks. We are hoping to get in for Snagging by the end of the month / early September. Can anyone recommend a professional snagger that they used please?

    Also, we are looking to get tiles in the kitchen / utility room, laminate floor in the sitting room, hall & bedrooms & then carpets on the stairs and landing. Can anyone advise on a supplier for this if they used one? I have been told that the tiles in the bathrooms come as per show house.

    Also, we are looking to get blinds in the house, can anyone recommend someone for Venetian blinds, I notice that is what most people have on their houses in the estate.

    Any help is much appreciated.

    I can not really help you with the snagging. I snagged the house myself with my father in law.



    As you said the tiles in the bathrooms are as per show house so you do not need to buy tiles for the bathdrooms. However, the bathdrooms do not come with shower doors/enclosure so you will need to buy that. I got mine in B&Q at a very competitive price. The only downside of B&Q is that I had to order mine and took a few weeks for it to come. You can always ask Bryan if you can measure the shower tray so you can order it. Like this by the time you move in it is ready for you to install it.



    I have laminate flooring everywhere else in the house. I bought mine in a place called Floor design in Kylemore Park North in Dublin. I was interested in 12mm laminate. It is difficult to find a supplier for 12mm at a good cost.


    Bear in mind that I needed a fear bit since I have laminate everywhere.
    I did lots of research and I found that Floor design had an excellent quality flooring at good price. They only supply the floor but they can give you a contact for somebody to install it at a competitive price.



    As for the blinds I got mine in IKEA. They have them in a lot of sizes and colours and are super easy to install.

    I've placed a deposit on one of the remaining 3 beds in phase 2 this week. Estate seems nice and quiet and I used to work in Newbridge so know the town.
    Looking for some insights if anyone can help:
    How was the builder to deal with?
    Was it possible to make changes to the kitchen/utility room units?
    Current timeline is completion in March - how have the timelines been for people?
    Any major red flags come up in the snag?
    How are people finding the estate in general?

    @tomister We dealt with Bryan the site manager, he was nice enough, we got his details from Sarah (Coonans Estates). Allowed to to see it as it was being constructed, and into the show house for measuring the floors . We went with carpetright Naas, if you are going there ask for Gary lovely man, he remembers all his customers!

    You will be need to contact Cawleys furniture (Cherry Orchard Industrial Estate) to make any amendments to the kitchen/utility units. We dealt with <SNIP>

    Timeline for us was originally September (from the real estate agent) when we went to sign contracts it was then October. Snag is due end of this month/beginning of November *fingers crossed* we have been emailing for more details but thats as far as we really get. They are waiting on ESB connections.

    I hope this was of some help :) wish I had more info and best of luck in March!

    Have you moved in yet? How long did it take for you to get the keys?

    Hi fo.a,

    My house is across the green from the show house so I’m not due to get keys until March.
    Spoke to Bryan but my kitchen was already fitted so couldn’t make changes. Coonan estates were not very clear that there were no options on the kitchens etc. Bryan was very helpful though
    Have you bought a house here yourself?

    Thank you for the quick response and information.
    We've put the deposit in so hopefully will sign the contract soon as we've had issues with the mortgage for some time. We're probably in a similar situation as we'd probably be too late to make any changes...

    We'll be close by as ours is just down the road from the show house, so would be happy to meet once we move in.

    Is there an option to move things around the kitchen....I never asked Coonans. Also are any of the white goods/hob/oven included with the kitchen?

    Congratulations and welcome to the estate!
    If the kitchen is yet to be fitted you might be in luck. Cowley’s are very nice to deal with so ask Sarah for their details and get on to them. I wasn’t able to as the kitchen was fitted by the time everything was signed.
    Only thing that’s there is the kitchen extractor fan. DID in the town have some good deals on in the sale and will hold until the house is ready.

    Reading back over the thread it sounds like the house i picked will be backing onto your row of houses.

    Do you think they will be ready in March...I was over looking at the site at the weekend and there is still a few houses in that block to be built. I wonder will they release your row of houses first before they release the ones behind.

    I'm presuming the roadway will have to be completed all the way around before they hand over the keys!!!

    I have to say they've gone up pretty quick. When I was down for my first viewing my house was only at the roof stage and when I went back for the second viewing it was all water tight. The houses behind mine hadn't started then and they're all water tight now too.

    They were focused on finishing the other side of the estate, down behind the show house as those were to be released before Christmas. Was down about 2 weeks ago and they've that side done with the road re surfaced and everything. They're starting the road on our side after Christmas.

    For my own house Bryan is saying mid Feb for completion but this will depend on the services like ESB and then the road itself. Will be in contact with him in the New Year as I need to get the valuation sorted for the mortgage.
    Did they give you a timeline for yours at all?

    I haven't got a date at the minute....think they said April initially.
    I double checked with Coonan's and they said that there is no option to make changes in the kitchen as fit and finish is standard.
    Asked about outside tap, socket and light at the back door but waiting to hear back on these.

    Spoke to Bryan this week to organise valuation and he's hoping I should be ready in 7-8 weeks. This could be delayed by the ESB doing the connection which I've heard happens a lot. Other than that they seem pretty much on track. Ground works should be done in 4-5 weeks

    I am back again with more questions. We moved into The Paddocks in November & we are really enjoying it so far. It is a lovely quiet estate and Bryan was great to deal with (site Foreman). We are looking to get into The Paddocks residents WhatsApp group please? How do I go about this? Also, would anyone be able to recommend a cleaner? We are just looking for once a week 2 hours or so!

    So I took a spin out and saw that some of the non brick finish houses are turning green or having water staining under the window sills. Then read that washing this causes the white paint to come off.

    How are you planning forward. Is it a case you'll have to get a repaint with a hardier weatherproof paint in the near future?

    The sills need to be painted with weather proof paint which will help the staining and the house will also need to be painted again with paint that can be power washed

    I was given mid March and am snagging this week so seem to be on track. Now with the weather this week it might delay the ground works but the valuation was carried out on Monday and he said the house itself is finished and looks well

    Hey Kadu, was on to them today and as I thought the weather has delayed the groundworks by about 2 weeks. Looks like it’s mid March for keys for me. However it could be the same for you as it looks like the houses are good to go but the groundworks are holding everything up

    I'm going to pop down tomorrow to see how they're getting on. Hopefully its only 2 weeks of a delay as like yourself I want to organise delivery dates and had started ordering furniture for the end of March.

    I'm just working on the laminate at the moment haven't moved in yet as the furniture and etc. will be delivered 1st week of March, so will be moving in around that time.. Will ask the neighbours as I'm around everyday...

    @tomister @fro.a, I went down a few weeks ago to the show house to get a rough idea on measurements for flooring etc, I'm going with wooden floors all the way through except stairs and landing. We probably all crossed paths in the show house and didn't even realise :)

    I've delivery of some of my items for the end of March so hopefully will have keys and snagging completed at that stage.

    @dwestawake I'm probably going to go with a professional snagging company

    Hey everyone, I was down on Saturday and they’ve made some progress on the roads. Foot paths are nearing completion as well as marking out and levelling driveways for those of us facing the green
    @kadu I’d say you’re still on track, maybe a week behind max. I’ve also gone with wooden floors except stairs and landing and also have the furniture booked for end of March. Looks like we’ll all be busy taking deliveries!
    @dwestsawake I’ll be happy to recommend my snagger once he’s done mine and I’m comfortable referring him. Friends have used him and they found him great. I’m due to snag within the next 2 weeks so will PM you the details once I’ve my report

    I might jump on the snagger band wagon if you are happy with your guy. Will be interesting to hear how the snagging goes...if there is much to sort out.

    Hi all,

    I put a deposit down on a house in 'the crescent'. I'm really hesitant to push forward with signing contracts, until I see the actual house I plan to purchase. I understand the recent bad weather has caused delays with the completion date. I'd previously been told end of March.

    Is anyone in a similar position or been given any insight? I plan to meet the developer this week and will hopefully get a firm deadline. I'd also welcome any tips on key questions to ask the developer.

    Has building work on your house started yet ? I was told mid March but this isnt going to happen based on what I've seen.

    Yes, builidng on my house is well underway. From the outside it looks like all except for the back garden is complete, but I've no idea of the inside. Oisin (Coonan) arranged with the developers for me to see the actual house this week. It looks like quite a bit of work is needed on the street before the crescent will be completed though (perhaps that's something that can be quickly remedied)

    Hey Rainbow.Brite,

    Where along the Cresent are you? I’m down tomorrow for snagging (I’m on the green) but from being down last weekend I think it’s just the groundwork’s. It only took them 2 weeks to go from nothing to driveways laid and everything like landscaping done. For me it has only been the 2 week delay that they told me about and Bryan has been very helpful.
    I’ll take a look tomorrow and report back.
