House for Sale Elect and Gas turned off

    Hi we are 1st time buyers and recently went to view a house. The electricity and gas are both turned off, house hasn’t been occupied for a couple months. There was also a damp patch on the ceiling in one of the bedrooms it looks like either a pipe or roofing leak? Would a property surveyor/engineer be able to do a full report without the gas and electricity? Can we request for it to be turned for the report??

    they can do it. Got one done last year for a house vacant for 2 years. They will caveat no water/electricity in their report

    After a period of time, you have to pay for re-connection.
    This could cost a couple of hundred per utility, so I doubt the sellers will turn it on (pay the fee) just for the survey.

    And by the time it comes to you taking posession (if you buy it) the electricity/gas will probably need sign off from a RECI/RGI before the utility turns it back on.

    For the electricity - it will need to be brought up to a certain spec - so if the wiring is old/degraded or there has been water damage... you could potentially be looking at a re-wire before it can be switched back on. That's worst case - but you will at least have to pay the electrician to test so budget for that.
