Building before Site Transfer

    Hi, Googled but couldn't find an answer.

    Recently got planning permission on a site on my dad's land.. In no rush to transfer the site with the current crisis.

    We have a digger ourselves and just wondering are there any possible negative outcomes/results if we were to start clearing and maybe dig out a driveway before the site is officially signed over?

    Hope it's not a stupid question.

    Technically your supposed to submit a commencement notice before any work begins.

    We did the driveway and site clearance before commencement notice sent to council.

    Would not recommend going any further without transfer though.

    Since you got your own digger insurance wouldn’t be an issue but wouldn’t be pouring concrete without this in place: you can still get insurance with the land in your fathers name.

    Might not be the worst of times to agree fees with solicitors for transfer of site (maybe another couple of weeks) valuation is separate as in the solicitor has to submit a this at actual time of transfer. Up to you to chose an estate agent.

    Was planning granted on specific grounds to yourself? Eg part of a farm and noone else but you could ever build? This makes a difference to valuation (seriously good in your favor)

    Thanks for that. Ya its my dads farm so planning specific to me.
