Double Garage Conversion Cost

    Hi,
    We are hoping to convert our double garage (1.5storey 20ftx30ft) into a self contained living space and join it to our house.

    The garage is sealed ie.has complete roof with velux, pedestrian door and windows and is externally plastered,no double doors.

    There is a pipe running to our waste system and connection to water and electricity. There is no stairs but the beams for to first floor are present with an area for a stairs. Its is otherwise empty ie.no insulation, wiring etc.

    We are considering a loft style apartment (we will be seeking planning permission and are aware if such challenges!) but prior to this we would like an idea of cost involved ie.dry lining,
    plumbing and installation of a bathroom ( 8ftx8ft approx).
    Electrical wiring for living area, kitchen and one bedroom.
    Removal of 1/3 of the beams to create vaulted ceiling. Roof insullation

    We will manage the renovation/conversion ourselves.

    Genuine question often over looked.

    . where you going to put all the stuff you needed the garage for in the first place

    Where are you located?

    In Dublin the costings are about €2-2.5k plus VAT per square meter as a rule of thumb to work off.

    Your works look to be about 60 Square Meters???
    Also, as its a garage, suitable structural advice prior to starting on site will be required to work out if the existing foundations and walls can remain or will need to be demolished.

    Yes about 60m2, the garage was built 4 years ago- hope the foundations and walls will be ok. We are based in wicklow. We have spent 30k getting it to it's current state, 100k is more than we thought. Thanks for taking time to respond.
