What’s a 300 acre farm worth to rent

    Lads, if ye had a 300 acre well fenced grass farm in good heart with a good private road network through it, what would ye expect an acre in rent? Meath ground, no waste.
    Also how much extra would accommodation for 350 cattle with silage pits and top notch handling be worth. Any advice gratefully recieved

    lets just say you can afford to charge well. land isnt going cheap now.

    does the land have any entitlements?

    how long would the livestock and farmer be allowed in the land?

    is it cows or sheep you want in it? all questions you need to think about.

    but be careful, get the wrong guy in... a rooter, per se... and your farm will be ruined.

    Well if you were letting it to a good Leitrim man probably around 100 euro an acre ;)

    And you would go to bed every night knowing you had freed a man from rushes and briars and endless hardship!

    Feb till November for grazing. If a man was interested in shed that could be written into contract. Cows and sheep would be the job for it

    not much growth Feb/March and November. if it were cows, it would be in the farmers best practice to keep them indoors these months... that is if you don't mind your field being ploughed and mucky :cool:.. sheep farmers around that part of the country would be delighted to rent from you through the winter though.


    for clean land go more than 150/acre ...young farmers with the green cert make LOTS on grants €€€€€€€

    would you not consider farming it yourself and getting grants?

    Good land with water, fenced, gated, and sprayed.
    €200 per acre March - November

    But she's a big parcel, let as one then
    €150 per acre over same term with 50% up front

    Edit again sorry Cattlepen only seeing the 10/11 month grazing now. I take it you want it left in grass. :)

    On con-acre so? If your looking to rent it do your costs and include whatever land cost you can afford and still make an acceptable return. Wouldn't rent conacre for any more than 200 anyway. If it was longterm lease if would be different

    It’s worth 250 an acre with accommodation and you could do a deal to get 80% of the single farm payment if you lease it for 5 or more years- you can then claim the majority of the income tax free

    Yes. That seems familiar alright. Not too many would go for 15 years though I'd say. It's only 18k for 5 or 6 years.

    OP, there was a very similar place for rent (maybe even the one you are basing your question on) there before Christmas and I think it was looking 300 an acre under long term lease

    Person leasing could be anticipating inflation in rental prices.


    That said, for a fully fitted out ready-to-go operation, what would you expect to pay? Lets guess that land in that area is making 250 an acre currently.


    What would the facilities cost you to build? Then you'd need a required return on those. You wouldn't be long getting up to 400 an acre. And then that is fixed for you for the next 10 or 15 years.



    And unlike building it yourself, you probably set up as a company and if the shit hits the fan you walk away and dissolve the company.

    Land rental/lease prices going strong in the South East at the moment.
    Hear 350 plus an acre for dairying and tillage in North Wexford and as far as I know thats without entitlements.

    Somebody would be daft to rent that much land under conacre and likewise the owner would be mad to not lease and get the tax breaks

    Also, there is zero incentive for the person renting it to look after it. And given the size of it, it's going to be a big fella that just bulldozes in and out of the place.

    I think we would need more context OP. For short term like that you would be looking for one of the factory boys to take it on. They can scale the numbers quickly and I have seen them do it in Meath. As it’s not Dairy and you don’t want tillage I think they would be nearly the only option.on a short term lease. If your talking 5/10 years different ball game. If you want a credible answer give Raymond Potterton a call.
