Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    SSG gets by from TK Maxx, Boots and Dunnes pretty much.

    Strange such a big place can be viable off three shops.

    TK Maxx. Jaysis. Where style goes to die. It's like a SVDP shop. Except in the early 90's. And an SVDP where everything costs 240 quid but the label claims this is a bargain as it used to be 480.

    Was on Grafton St today, a few of the high end brand stores (Hugo Boss, Tommy Hilfiger, not sure you would call them high end but North Face and Canada Goose) have their insides cleared out, hopefully only to deter the smash and grab that happened at Canada Goose, as I'd be partial to HB and TH myself.

    Certainly more people enjoying a walk around than when I last ventured in in January (weather conditions vastly different mind).

    The North Face was ram raided during the 1st lockdown. Quite a few stores on Grafton Street emptied out the stock after that for security.

    SSG gets by from TK Maxx, Boots and Dunnes pretty much. The other units open and close all the time. Except the barbers with the metal knight, I can remember that being there in 1992!
    I actually love SSG shopping centre, always have, I miss going there every day on my lunch breaks.

    Tribe has been there since i first came to dublin for college near 20 years ago. Remember getting a pair of carharrt cords in there

    It went up for rent as a stripped out shell (including what had been Mizzoni next door) early on the pandemic (edit: actually start of August, so not that early)

    Yep, also Slatterys Capel St, Chophouse, Crackbird, Matt the Threshers and drinks in Gravediggers, Palace Bar, Long Hall, Hogans.
    A previous trip brought him to King Sitric in Howth.

    There's a Roma on dean Street, d8. Across from fallons pub. I asked before if they were connected and they said yes. But Im not sure I believe them.

    I avoided roma 2 for years after getting a bad feed in it one night. Always seemed empty apart from late at night.
    Gave it another go about a year ago and it was surprisingly good. Went back for a few lunches from work and it was good chipper fare - sad to see it go.

    Selling to who? There's going to be less footfall in that area for a considerable amount of time compared to one year ago and beyond. Even if we assume that things get back to a degree of normality, there's no indication that it's going to be gangbusters for business.

    Bear in mind the amount of businesses closing down will create much more vacancy for units to rent. More vacancy = downward pressure on rents.

    There may be a bit of inflationary pressure to say the least due to the decline of the euro, but I just don't see how there's going to be an expansion of commercial activity that's going to bring along a scrap for units.

    I walked by Carluccios today. Signs are still up, furniture still inside and the giveaway the big Gaggia coffee machine is still there. I don't think they're gone yet.

So I dont see the Roma 2 being that hard to fill. Business people will be thinking about the long term, the first year might not be great but they'll be thinking about how well they'll do over 5, 10, 15 years, etc. The Roma itself must have been there 30+ years so it just shows how infrequently these sorts of opportunities come up.

    Im not saying this will be the case for all units and some streets will be slower than others to recover. But a unit in a prime location on a proven street like Camden wont have any problems getting rented out and likely at a higher rent than before as soon as the landlord sees the competition for it.

    The whole market is interconnected. If there's downward trends in demand of retail units in general then even the most bustling street in the country will struggle to sustain a rate, outside of the currency losing value in general. The economy was relatively booming prior to last March. It's not going back to that, forget it. It's estimated that 25% of the country is in some way unemployed. Many people are doing well from the last 12 months, but many people are not.

    Many more people will be working from home anyway, and I suspect that many people will decide to leave Dublin entirely as it's not worth it financially to them.

    Bear in mind that we've been through 12 months of having most of those businesses locked down, many of them will not be returning. Even if things get back to normal the chance of that happening again will surely be in the minds of any retail unit with any sense. There's no way the value of such an arrangement isn't going to be damaged by that.

    I don't doubt these places will be replaced, but I can't see this positive scenario from coming through.

    La Pizza next door to the Savoy is gone.

    Not sure about Darwins on Aunger Street, the name is gone from one side of the building but is still there on the other side of it.

    O'Sheas restuarant/pub/hotel on talbot street had the sign gone and looked like it is gone for good (feel free to correct & i'll edit if not the case)


    I'd be very surprised if O'Shea's is shut down for good. They had recently put a lot of money into it and had created a really nice hidden beer garden there.



    They may (and im only guessing) have changed to accepting homeless people/refugee's in the hotel part to get through the last year as i have seen people going in and out of there and i can't see who else would be using the hotel in the last year.



    Maybe they have just closed the bar until normality has returned?

    spot on...o sheas still open but as you say for homeless/refugees...quite a few places around town are doing similar....intresting to see if they revert back to their old custom when the pandemic is over or stick with what they are doing now...i would imagine they would make more money from a hotel full of tourists than half full with government money but iv no idea really

    Is that the place Anthony Bourdain ate in on his Dublin show?

    Ate there twice and it was just a typical scruffy chipper. I couldn't imagine it being missed.

    yeah Id agree. At the time when Lidl wanted it back in 2011 (after Habitat folded) An Taisce objected saying a discount supermarket wasnt a good fit for the area. I dont think DCC were too keen on the idea either.

    Lidl have their new store on Aungier Street now so they probably wouldnt be interested in the Abercrombie site anymore. Aldi might be though given Lidl now have a south city centre presence, they tend to play cat and mouse with each other regarding locations. Whoever goes in there would have to be a major retailer given the size of the unit. Perhaps a retailer with a presence already in Dundrum but nothing in the city centre.

    Would often end up there after being in the Palace in the late 90s. Those were the days...

    I used to love that chipper, it was great having a chipper with seats in that part of town. We used to go regularly enough in the 90s right up to 2007-06. But last time I was there, about 3 years ago it had really gone down hill. Very small menu and the food was absolutely terrible.

    Was in town last week and spotted a few new businesses that I dont think were there before
    -Vodafone have opened a large shop on Henry St next to Vision Express
    -Wing It, new shop on Georges street near the Dunnes HQ
    -Bao Bun just opened Aungier St
    -New sportsbar seems to be opening soon next door to Wowburger on Camden St
