Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Rocwood Estate - leopardstown

    51 rocwood has been on and off the market for 2 years now without a sale. Asking is a high 925 which is high for the estate but any idea why it hasn’t been sold in 2 years?

    I would just ring the estate agents and ask. There has been a number of houses that have sold up around there in the last year that would support the current asking price level.

    you can't really trust estate agents can you? they are employed by the seller so aren't really going to tell you anything that the seller doesn't want you to hear.

    obviously they want a sale to get commission but they still work for the seller not the buyer.

    It's a lovely house (best in the estate), one-off build in a good estate close to good transport links, build itself is good, but 4th and 5th bedroom are on the small side, and shower in the large double is a bit odd.

    However, it's north facing with a large shed (suitable for a tradesperson) where the sun would be, and if it was 50m away in the "Foxrock" (westminster) section it would be worth more and if it was 250m over the road in foxrock manor, it would probably be over 1M.

    From memory they had an offer of about 820 a few weeks after going to market a few years ago, so the fact it's still there implies they're holding out for close to asking (it's a person downsizing, but doesn't seem to be in a rush), it's probably about 50k overpriced, but could be at the right level for the right buyer (also surprised it's still with Sherry Fitz after so long, again indicating they're not in a rush).
