Am at the early stage of checking out my options of building a house. I have a mortgage on a 3 bed semi-d and have the offer of a free site near my wifes home. Looking at the plans of a 2400ft2 dormer and wondering if not doing anything to the upstairs during the initial build would save much money. I'm an electrician so i'd do that myself and direct labour the rest. If it would save much i may be able to hold onto my house at the moment aswell. Any "ballpark" figures would be greatly appreciated.

self build can save between 20-30%

Thanks sinner boy. Do you think not working on the upstairs at all, basically leave it bare with just the floor poured, would save much? I'd really settle for just liveable to start with if it ment i could keep the second property.

yes . shell and core areas- approx 1/2 cost of finished
