Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Steel frame

    Hi, long story short we are buying a house with extension for which there are no documents from structural engineer. The extension was build 15 years ago. The rear load bearing wall was removed and replaced with steel frame which needs to be certified and verified now. I got a quote of 2k for this works. We are thinking of asking for price reduction for the test but also we will have to withhold some amount of money, pending the results of the test just in case the frame is not up to standards and needs to be replaced. Do you know how much could replacement of the steel cost?

    Seller pays, as in reduce the price agreed. They want to sell. Why buy a car with 3 wheels etc

    As for the steel needing replacement, dont worry too much, it's most likely suitable, as time has shown, just the cost of paperwork/ professionals at the time was ignored.

    If intrusive works are required by the seller, it may be more than 2k reduction in price if they agree obviously or you come to an agreement

    The seller will get an opinion on compliance. It will be visual.
    This will be enough for mortgage approval and draw down etc

    I wouldn’t be reducing my asking price at all. Will cost the vendor a couple of hundred.

    there is an opinion of compliance but our structural engineer expressed serious concerns about the steel used, it is a 3 storey house and the steel used was Keylite pressed steel. We asked a second engineer for their opinion and they advised we need to get it certified. I just want to see, in the worst case scenario, what would be the cost for replacing the steel.

    Cost to replace could be €20k plus again the finished ripping it out.
    New steel frame down to foundation/pad. Repair and make good finishes internally.

    Keylite are typically lintels.

    I very much doubt that its keylite
    How is this evidenced?
    IIRC keylite etc need to be propped to allow the walls to set ....

    unfortunately there is no evidence of anything the vendor says, he only confirmed in an email keylite pressed lintel was used.

    I would neither do or accept that compliance just on visual, and thats before knowing that the vendor says he used keylite :)
