Basic Rent Notice Query

    Hi, just wondering if anyone can advise on the below.

    Living in a Rent Pressure zone.

    January 2015: Moved in
    January 2017: 90 Day notice received for 4% rent increase
    April 2017: Rent increased in line with above notice

    All fine so far, the confusion only arises this month.

    March 2018: Landlord gives 30 day of notice of 4% increase.

    I know the Landlord is within rights to increase another 4% - but is another 90 days notice required or is 30 okay?

    LL is of the opinion that 90 days was only required first time around and that now it's 30 days going forward. I was under the impression it was 90 days notice every time.
